"We were really looking forward to our stay at Liam cottage, situated at Rosecraddoc Manor & would have loved to have given it a glowing review. It has to be said that the grounds at Rosecraddoc Manor are lovely and appear to be well maintained. The cottage itself also seemed lovely on the surface. However, inside it was noticeably cold, especially in the bedroom, even though the weather was mild. Once we had been there a couple of days, we noticed a horrible musty smell in the bedroom which seemed to permeate through the whole room. It was especially bad for some reason in the drawers next to the bed. There were no obvious signs of damp or mould on the walls in the bedroom so I can only surmise that the room is not heated and aired on a regular enough basis. Also the duvet is in very poor condition, in fact I have thrown better away! In the living room, there is damp on the wall under the small window next to the fireplace. The sofa definitely needs replacing with something that can actually be used comfortably! It was extremely low and very hard. You could feel the frame through the cushions. After two nights of trying to get comfy on it I gave up and used the chair instead as I was starting to get really bad backache. Some of the kitchen equipment also needs replacing. The kettle sounded as if it was about to explode every time it was used, there was only one tiny frying pan which isn’t much use when cooking breakfast, even for two people. The cups were also very small and the dinner set was hopelessly inadequate. The bowls were tiny and the plates were more like side plates than dinner plates. There were only two placemats provided so there was nothing to put hot side dishes on to protect the dining table. We had to use a folded tea towel and the coasters. The property description stated that towels were provided. Luckily, we took our own towels, as the provided towels amounted to one hand and one bath towel each for the week. We only went to the pub on one night. We had a nice meal and a couple of drinks & Steve seemed friendly enough.When we arrived there was a letter with the meter reading on it & information that the meter would be read again on the day of departure between 8.30 and 9.30. As we had a long distance to travel we made sure we were ready to leave by 8.30. We knew that Steve was around as my husband saw him at 7.30 when he went to put out the rubbish. In fact he was a little annoyed that he had wished Steve good morning as he passed with his dogs, but was totally blanked by him, something which we both find quite rude! We waited & waited until 10.00am & there was still no sign of anyone coming to read the meter. We’d calculated that we owed £7 for the electricity. We only had either a £20 note & some loose change, which came to about 60p less than we owed. At this point we left a note to say we couldn’t wait any longer and that we’d left the loose change & to contact us if they wanted us to settle the difference. As we were leaving, Steve passed us in his van and again, didn’t acknowledge us.Rosecraddoc Manor has some very good aspects to it & some of the points I have raised in this review may seem a little picky, but the issues with the accommodation need to be addressed if the owners want to advertise it as four star luxury, which in my opinion, it most certainly is not at the moment! Would I return? A definite no for all the above reasons."

"A nice cottage in a beautiful estate, with a waterfall and stream running past the property. The property was clean and tidy. Only a short drive to Liskeard and several large supermarkets, so no problem getting supplies. We enjoyed an excellent stay over the new year and particularly enjoyed the new years eve party at the Village Inn on the estate, which was organised by the site management. However, there were a few things we noted, that could make a big improvement to the property for future visitors. Firstly, for 10 people the kitchen is a little under equipped. for example, 1 medium sized frying pan isn't really enough. We had to use a mixture of pots, pans and baking trays for almost every meal to cook sufficient food for all of us at the same time. Second and most importantly, the property is advertised as having Wi-fi, which you need to pay a supplement for. £15 for 3 devices for one week. My advice to future guests is DO NOT pay for the Wi-fi. It is impossibly slow. On average, we were obtaining internet speeds of 50 kbps (yes, Kilobits, not Megabits) if lucky. My advice to the management of Rosecraddoc Manor is to either seek a new internet service provider with significantly faster speeds, or upgrade your connection to achieve faster speed. Having paid for the Wi-fi, after 2 days of frustration with the slow speed, most of us gave up and used our mobile internet. However, be warned again, as the signal in the valley is very weak and intermittent. The other option of course, is to enjoy a week without using the internet at all!"

"I normally do not complain about many things at all. In this instance I shall make an exception however.We arrived at the cottage to find that the log fire was still full of ashes from the previous letting, the log basket was full of waste including and empty bag of coal.The paving on the way into the main entrance is lose and makes an awful racket as you cross into and out of the property. As you go into the cottage the floor tiles are loose and insecure, i lifted one out.The cooker was dirty and & my wife had to clean it before we could use it.The garden was beautiful and very well looked after, it was very secure and our dogs could roam freely and with no worry. The location is ideal right on the edge of Bodmin Moor, you are ideally placed to be within a short distance of many of Cornwall's amazing attractions.It is a real shame that the cottage is not looked after the same way as the garden because it has the potential to be a very nice letting but needs a lot more TLC.Pete"

"Bungalow was lovely and clean. Very peace full and quite with a stream running behind. Only things we were not happy with was paying for access to WiFi for the week but then having no signal in the bungalow. Also on arrival info on paperwork said someone would be there to greet or info would be left on board on site owners arrived 30 mins after arrival time and said we could of gone and found are own bungalow using the name on paperwork rather then waiting for them to inform us. Having not been to this property before we was not aware that we had to go and find our own cottage on the site. Maybe what to do on arrival could be updated so 1st time visitors would know that they can go and look for there own cottage also map of site only had numbers on if names of cottages where there that would help to find your holiday bungalow."

"The one local amenity The Village Inn, was excellent. I would recommend this to able bodied people. The managers were very efficient and friendly. But if one of your party needs a really accessible property: There are grab rails around the downstairs toilet and a slope to the front door; Both upstairs and downstairs showers are over bath, not easy for the over 80's in our party and completely inaccessible for my father who needs assistance walking; there are no grab rails, or mirror, or towel rail, near the downstairs sink; without moving at least 2 of the ( very heavy and soft) chairs, there is no access to the dining table for a wheelchair. The grounds are lovely, but pushing a wheelchair on the loose stones was very difficult."
