Ty Halen occupies possibly one of the most desirable spots on the whole of the Llyn Peninsula.

Set on 3 levels, this Morfa Nefyn beach house is in a prominent elevated position a few yards above Morfa Nefyn's magnificent beach close to Nefyn Golf Club and opposite the entrance to the Coastal Path.

Arrive into the ground floor hallway with adjacent Games area and garage. In addition to the main ground floor entrance, there is a side path with gentle slope & 3 widely spaced steps leading to side gate allowing access along level path at rear to additional entrance on 1st floor.

A spiral staircase leads from the ground floor to the open plan living and elevated dining area. This light-filled, welcoming room has a glass gable end with bi-fold doors opening onto the decking the perfect spot for holiday dining from casual breakfasts to evening BBQ's.

The sea grey sofas, white walls and an eclectic mix of coast-linked objects of the living area all make for an elegant muted style - a perfect backdrop to the stunning and breathtaking views.

The grounds, slightly overlooked in part, have fabulous views and are entirely enclosed by a boundary wall and mature hedge with a lockable side gate.

Sleeping 10, it can accommodate groups of family and friends with a well-equipped galley kitchen and bedrooms on two floors. The property can also be accessed via a sloping side path from the road leading to the kitchen and 1st floor.

The LLyn Coast Path is within a few metres of the house.

5 Bedrooms sleeping a maximum of 10. 1 Super King bed - high quality mattress (zip and link providing twin beds on request), 2 Twins on 1st floor. 1 Double with Kingsize bed and 1 Double bedroom on 2nd floor, both with TV.

2 bathrooms. Shower room with toilet, washbasin, new walk-in shower on 1st floor. Bathroom with toilet, washbasin, bath with shower over on the ground floor. Additional cloakroom with toilet, washbasin on 2nd floor.

Kitchen galley style, recently upgraded and freshly decorated, with fully fitted units, dishwasher, microwave, split level electric oven and super fast induction hob, fridge/freezer on 1st floor

Utility Room with washing machine, tumble dryer, sink unit, built in cupboards and storage space for golf clubs, bikes, windsurfers, paddleboards etc on ground floor.

Elevated Dining Area with railings overlooking seating area with oval dining table seating 10 on 1st floor.

Lounge Area (3 steps down from Dining Area) with wood burning stove-style electric fire, 2 large 2-3 seater sofas, 1 armless easy chair, 2 blue bucket chairs, 2 matching ottoman seats, coffee table, standard lamps, bookcase, TV with BT Sport package, Bi-fold doors to decking.

Grounds 2 small enclosed areas with decking and garden furniture, barbecue. Property is accessed via spiral staircase on ground floor, or via sloping side path at rear of property (with 3 widely spaced steps). Please supervise small children at all times in the outside area.

Refundable Deposit - A refundable deposit of 350 is required per booking to be included in the final payment please.

Electric car charging point in NT car park a few yards away.
