This private and self-contained wing of a beautiful Victorian country house is ideal for family gatherings and parties, providing the perfect base for exploring Northumberland and the Scottish Borders with its beaches, historic buildings and stunning scenery. This south-facing house overlooks its secluded garden complete with barbecue, garden furniture, firepit, badminton and a large private hot tub for relaxing in. Beyond Yetholm Loch lies against a backdrop of green rounded hills. The surrounding parkland grazes horses and rare breed Soay sheep. Extensive farm and woodland walks are ideal for families to explore, pets and nature lovers. Interesting ecological and landscape features.

Inside, you can enjoy the soft sofas surrounded by period furniture and paintings, an impressive library of around 3000 books, a chest full of toys, two open fires, a family grand piano, Wi-Fi, satellite television and a DVD player. There’s a special place for everyone in this spacious house. The well-equipped kitchen has an electric range and a large dining table. Adding to the fun of is the treehouse, reached by a rope bridge and descended by a spiral slide, designed for adventurous children and adults. An adjacent barn houses a shared snooker table and the lawns of Lochside House provide space for family fun with a swing and trampoline.

The Yetholm Loch wildlife reserve can be reached along beautiful woodland walks and is home to many species of birds and animals. You may see an osprey or an otter playing in the sunshine. There is a family boat which guests are welcome to use for fishing or for the fun of rowing surrounded by wonderful scenery.

The village of Yetholm is a couple of miles away with pubs, a garage, a butcher, a grocery store and a post office. Kelso is only 7 miles away with supermarkets and a wide range of shops. Edinburgh and Alnwick with its famous gardens are about an hour’s drive. Shop, pub and restaurant 2½ miles.

Lochside Garden House can be booked together with Lochside Stable House (UPK) and Avenel Cottage (UK10920) to accommodate up to 29 guests.

The gaps between the spindles on the staircase are more than [width] and extra care may be needed, especially if you have small children in your party.

The property is located on a working farm.

Children must be supervised on site due to possible safety hazards.

Pets must be kept on a lead at all times.

There is a £200 security deposit payable by bank transfer in advance, this will be refunded approx. 10 days after departure once the property has been inspected.

    Excellent house in perfect location, in a nice peaceful location but close enough to get supplies. Had an amazing weekend and will be definitely visiting again.

    Just had a week's stay with my family the property is very old and dated ,beds were clean enough, kitchen was quite well stocked ,showers aren't great ,sofas were very uncomfortable, carpets need a good clean but had a great time with family and Edward was very helpful

    The house is in beautiful surroundings, near the Loch, with lovely walks and access to a boat. There's a hide for bird watching and the views are magnificent. The house has joint access to a games room with full size snooker table which was great fun and also had a very large private hot tub which was heated and ready for us. We had lovely walks encountering sheep horses, chickens and 2 betty friendly ponies.The house was very cosy with great central heating, lovely large lounge and comfortable beds. The sofas are very squishy and past their best but great if you wanted to lie back and read a book or nap! The 3 bathrooms were handy as there were 9 of us. Only 2 had decent showers. The kitchen was a great size with a lovely large farmhouse table down the centre and 2 hobs and ovens. It could benefit from a larger fridge as it isn't very big for all the food we brought. I would suggest brining your own glass wear too if you're fussy about wine glasses etc. The house and furnishings are a bit dusty but it all added to the charm of what must have been a lovely grand house. The house was tricky to find and could benefit from a sign at the entrance. All in all we had a fantastic weekend and would definitely return.
