About this property

Down a quiet street in the village of Coldingham lies 7 Bogan, a terrace cottage in the Scottish Borders, bursting with character and well presented after an extensive renovation. Just under two miles from the beach, and with several local amenities, you can enjoy the breath-taking countryside and open spaces whilst still having the essentials close by, so it is perfect for families or a walking group. On entering the property, you will find yourself at the bottom of the stairs, and to your right there is a good-sized ground-floor double, with ample storage space and a window looking out to the tranquil street. Turn around and go further into the property to take advantage of the cosy sitting room, which not only has plush leather sofas, but in the centre there lies a woodburning stove, ready to warm you up on a chilly winter's night, or maybe a summers eve after the sun has gone down. The splendid fitted kitchen/diner provides an inviting place to sit and relax as a meal is prepared and the events of the day are talked over with friends, with the added benefit of a utility room and a ground-floor bathroom. Climb the stairs and discover the final two bedrooms; a double and a single which are joined on by an ample bathroom containing a gorgeous freestanding bath and separate shower. Perfect for enjoying the summer months, outside there is a patio area where you can sit, or why not put a blanket down on the grass, and take in the fresh air? A leisurely stroll from the property will bring you to Coldingham Bay, the 'Keep Scotland Beautiful' award-winning sandy beach on Berwickshire's rocky coast, which is sheltered by headlands to the north and south and is popular with surfers and body boarders. Further out in the nearby towns you can find a plethora of days out and activities to choose from, like Berwick-upon-Tweed which is home to Chain Bridge Honey Farm established to allow the public to discover first-hand the extraordinary tale of bees and honey, with the observation hive giving you the chance to view a living colony of bees behind glass! For those a little more adventurous, you have to travel over to St Abbs, just a couple of miles from Coldingham, where it is considered to be a World Top Ten diving centre and is world-renowned, with superb walks over the St Abbs nature reserve there is surely something for everyone. An attractive property like 7 Bogan ensures you will have a delightful time exploring the Scottish Borders, making new memories in this lovely part of the world. EPC Rating: Band C

Coldingham is a lovely, welcoming village in the Scottish Borders. With one proper pub, another that does food, and two caravan parks (don't be put off) which both serve food and have up to date bars, there are plenty of places to keep you entertained at night. Coldingham beach, which is beautiful and gives you access to the coastal path is only a 10 minute walk along a safe path. Overall the cottage was perfect for dog owners, as is the location. I would recommend.
