This delightful property started life in Victorian times as the village bakery, where housewives bought their daily bread and exchanged the news of the day but now offers warm, welcoming, and freshly decorated accommodation in the main street of the historic old Highland Perthshire village of Kirkmichael.
The bright living area has the choice of a pair of Swedish swivel reclining chairs or a traditional cottage armchair and looks down the street to the 18th-century church. Set all on the ground floor with no steps, the property also features easy access and a spacious single bedroom as well as a double, making it ideal for guests with limited mobility or for couples looking for extra space. The village shop/tearoom, pub/restaurant and play areas are just a two-minute walk away, making this the perfect base to leave the car in its private parking bay and relax in the tranquillity of village life.
The comprehensive Kirkmichael Path Network leading out of the village offers walks of all standards, from lovely riverside strolls to scenic long distance moorland trails. Outdoor activities include mountain biking, golf, wild swimming, boating, angling, winter sports and bungee jumping and for climbers over thirty Munros are within an hour’s drive. As pet lovers we welcome one dog and provide feeding bowls, poop bags etc. but we do ask that the dog is never left alone in the cottage.
In the geographical centre of Scotland Kirkmichael is also the perfect base for touring and the three roads leading out of the village offer easy day trips to the Cairngorms, the Trossachs, Loch Ness, Perthshire’s lochs and glens, Royal Deeside and Balmoral, Fife’s fishing villages, the city of Edinburgh and many other iconic destinations. Indoor attractions within an hour’s drive include Blair Castle, Glamis Castle, Scone Palace, the stunning House of Bruar Highland shopping complex, the Scottish Antiques and Arts Centre, Dundee’s spectacular V&A Museum and Discovery Point as well as National Trust properties and whisky distillery visitor centres.
Although a peaceful rural village, Kirkmichael is only 30 miles from the motorway network and 12 miles from the A9 Great North Road. The picturesque Victorian resort of Pitlochry, which has a mainline railway station with a direct service to London, is 12 miles west over the magnificent Moulin Moor. The old market town of Blairgowrie, now the centre of Scottish soft fruit growing, is 13 miles south down the fertile valley of Strathardle. Both offer a wide range of shopping, dining and leisure facilities including the world-famous Pitlochry Festival Theatre. The property is personally supervised and prepared to a high standard by the experienced local owners who are always available for assistance or advice.

Where do I start! The shower was either hot or cold, if you tried to mix it the hose went everywhere so we ended up having baths. The tank for hot water would only fill one bath up so we either had to wait 30 mins for the next bath or as we did use the kettle and pans to boil water as there were 3 of us. The seal around the bath has been taped up by about 15 strips rather than just one and sums up the whole cottage as a run down patch it up place. The bathroom door lock broke when I was in there (fortunately not our 6 year old grandson) so I had to try and fix it as best I could. The bathroom door would not close and reported this and the lock to the owner. She had someone come in the next day she said but the door still would only close with an extremely hard push that sounded like the door was cracking. She heard us from next door shutting it and we didn’t agree that we could use the bathroom with it open.The bed mattresses need replacing as old and the springs can be felt so didn’t sleep well.The cottage is extremely sparse and everything you need take as there is literally nothing there apart from what the previous occupants left. Not expecting a goody bag but a bar of soap and a toilet roll I’d expect as a minimum. 3 of us and 3 towels provided.No sofa just 2 recliners and the tv is freeview and a really old tv and poor reception, WiFi awful. 13 miles from Pitlochry which we knew but if you don’t know the area there’s nothing in the village apart from a shop and a pub.For what we paid I wasn’t expecting a huge amount and we’ve stayed at many rustic places but this one is the worst by far, honestly there’s nothing positive I can say about the place. The owner need to spend some proper money fixing all the faults and making it liveable rather than the run down place it is.Guessing I don’t need to say I would never stay here again!

Highly recommended. A small, simple cottage, no frills, but all the basics provided, and ideally situated for exploring the glens and lochs. Highlights were Linn of Dee (nr Braemar), Glen Clova, Forest of Allean, but there are also many local trails from the village. Excellent Venison Stew at nearby Strathardle Lodge. Mrs Milne a friendly and unobtrusive hostess.
