Two bedroom modern self-catering bungalow 10 minutes walk from Aviemore shops and railway station (to London and the south).

The house is located in a quiet cul-de-sac in a residential woodland setting with many pedestrian and cycle paths.

The house has two bedrooms, an eating kitchen, a sitting room/dining room, bathroom and a cloakroom with a separate toilet. There is parking for two cars plus a garage where skis or bikes could be kept. There is a small garden with a gravel seating area, which catches the sun in summer. There is a fence and gates to keep small children secure.

It will probably be most appreciated by people looking for peace and quiet, and who want to explore the beautiful and varied surroundings.

The house is designed to be comfortable, with a cooker, fridge/freezer, television, DVD player, ipod/iphone docking station, kettle, toaster, microwave, hand blender, clock radios and vacuum cleaner. The supply of cutlery, crockery and pans are likely to be sufficient for most cooking needs, although there are outside eating places within fifteen minutes' walk.

Although a car gives most flexibility and convenience, it would be possible to holiday in the house without one. The house is 15 min walk from Aviemore railway station (much of this through fields with views of the mountains). It is surrounded by public areas of woodland and grass, with a playpark for larger children a couple of minutes away. Pedestrian paths and cycle paths start within a few yards of the house, which go for many miles mainly off-road.

The house is close to the terminus of the Speyside Way and also of the Badenoch way.

There is a golf course in the close vicinity, and Aviemore contains shops, restaurants and a swimming pool. Fit adults could do a circuit Loch-an-Eilan by walking from the house.

There is a small hill easily accessible on the other side of Aviemore, by going through a woodland nature reserve. The Rothiemurchus centre can be reached within about half an hour, offering crafts, children's fishing, quad biking, 4x4 driving and farm tours.

Particularly in the summer, a bus service runs up the ski road, passing by Glenmore with reindeer Centre, Loch Morlich with windsurfing, sailing and kayaking. From the ski centre, a funicular railway runs up Cairngorm Mountain to the Ptarmigan restaurant, for views of the Highlands. It would also be possible to reach the Landmark forest adventure park at Carrbridge by bus.

On bikes (which can be hired close by) it is easy to ride off-road to the nearby villages of Boat of Garten, close to the RSPB Osprey reserve, where there are walks along the Spey and in pine forest. A nice forest and mountain circuit would be to ride to Glenmore, through the Ryvoan pass to Nethy Bridge, then back through Boat of Garten along the Speyside way.

By car you can reach all these places in a few minutes, and go much further afield. There is another watersports centre at Loch Insh, which also has an RSPB wetland reserve, and the Highland Wildlife Park is nearby. Newtonmore has a museum of traditional highland buildings. The whisky trail needs a car, as would a trip (spring and autumn) to see the dolphins in the Moray Firth.
