Set on a small holding with rare breed North Ronaldsay sheep, accessed via a rough track (not suitable for vehicles with very low clearance due to speed bumps), this Grade B listed, round horse mill has been beautifully restored and cleverly designed offering a fantastic flow of space and light coming from its three large floor to ceiling windows and the amazing cupola at the apex of the round, wooden roof. This is the perfect place for couples to come and relax, with long walks through the woods and the fields just outside the front door. The Roondie has been finished to the highest of quality, in keeping with natural finishes and full of top of the range facilities, it is next to The Outside Room Cottage should you want to come with friends.
This deceptively large and cleverly designed open plan living space offers an impressive modern kitchen with a central island, perfect for preparing meals, a breakfast bar, along with a dining table that comfortably seats a group of four, in case you meet up with friends or family. The bedroom is hidden behind an ingenious partition that looks like it could have been part of the original stable and has been made from natural materials and blends in beautifully with the rest of this space. Keep moving round the room and you come to the walk in wet room with sliding glass doors. Outside you are greeted by a large enclosed front cottage style garden and to the side there is an additional private patio area where you can enjoy breakfast or evening drinks during the warm summer months. Just a 5 minute drive (or 20 minutes walk through woodland) is the small town of Ladybank with a cafe, shops and pub, and rail links into the major cities of Edinburgh, Perth, and Dundee. For guests wishing to visit one of the many attractions and festivals in Edinburgh, you can be in the city centre in one hour. This spot is ideal for a golfing holiday, and you are within walking distance of the championship Ladybank Golf Course. You will be spoilt for choice with a great many local courses within a short drive, including St Andrews. For days out there are many local attractions, including The Scottish Deer Centre, whisky distilleries, historic buildings, and castles. Excellent walking opportunities are available in this area including the Lomond Hills Regional Park, the Fife Pilgrim Way, and the Fife Coastal Path, which follows the shoreline to attractive old fishing villages and sandy beaches with fabulous coastal views. Fantastic place to stay for couples or even if just travelling alone. Superb accommodation in peaceful location yet very handy for all that East Fife has to offer as well as within east reach of Dundee and local trains direct to Edinburgh. But you could just as easy just stay in and around The Roondie and have a lovely holiday with lots of beautiful walks and excellent opportunities to see deer, red squirrels and all sorts of bird life in the surround extensive woodlands.

A unique renovation that has been refurbished to a very high standard. Everything that was needed was available and fully met our requirements. Situated in a quiet setting near the golf course it is in an ideal location for exploring many areas in Fife and beyond. Among the places we visited were St. Andrew’s, Falkland, Anstruther, Kellie Castle, Scone Palace, Perth and Dundee. All well worth a visit.We highly recommend this property for a quiet break away.

Wonderful property! Beautiful conversion thats created a comfortable, stylish place to stay in a quiet and pretty rural location, with wildlife on your doorstep. We were lucky enough to see squirrels, birds, rabbits and deer. The hosts have thoughtfully equipped the cottage with everything required for a comfortable stay. Plenty of places to eat out, including farm shops that offer fresh produce too. The location is good for exploring Fife and all it has to offer. We will be returning.
