Rosedale offers a charming stay with welcoming hosts and a fantastic location, ideal for exploring Fife and nearby attractions. Guests particularly enjoyed the proximity to a delightful tearoom, thoughtful touches on arrival, and the relaxing hot tub. While a few minor issues were noted regarding cleanliness and kitchen basics, the overall experience was very positive, with many guests eager to return.
Most guests found the property clean and comfortable, though one review mentioned cobwebs in the downstairs shower and some grubby furniture. These were minor concerns and did not detract significantly from the overall experience.
The location is highly praised, with guests appreciating its central position in Falkland and easy access to local attractions and amenities.
Guests generally found the cottage comfortable and relaxing, though one mentioned the sofa was low and not ideal. The hot tub and overall atmosphere contributed positively to comfort.
Facilities such as the hot tub and well-equipped kitchen were appreciated, with the property compared favourably to large chains. Some minor suggestions for improvement included more basic kitchen provisions.
Guests frequently mentioned thoughtful gestures such as food left for late arrivals and a bottle of Prosecco. While these touches are appreciated, please note they are not guaranteed for every stay.

A comfortable home in an excellent location, with a dedicated parking space just outside. Easy to walk out into Falkland with all it had to offer. The owners have the tea shop next door where we ate a good breakfast a couple of times, they were friendly and welcoming. Helpful with suggestions of places to visit. The house was very clean and well cared for. As there were only 2 of us, we used the master bedroom, which had an extra-large and very comfortable bed, with plenty of pillows and cushions, there were 2 other double bedrooms and a single, which also all looked comfortable. 2 bathrooms, one upstairs (shared if you are a family or group of friends), and one downstairs. No ensuites. The living room is upstairs, very large and comfy seating with large screen TV. We were slightly nervous in case of spillages when carrying hot drinks upstairs to the living room but managed the week without any catastrophes! The house suited us very well, but the kitchen is small for more than 2 people, especially if preparing a family meal. Reasonably sized dining room, and lovely entrance hall with lots of local information provided. Small seating area with hot tub (lovely!) at the back of the house.Falkland is very picturesque, with beautiful old buildings and of course the old palace and gardens, good pubs, tea shops, interesting shops and delicatessen. Plenty of local walks, and a good central situation to explore the rest of Fife.

WOW what a gem this place is! From the fabulous communication by owners Cathy and Phil, to the gratefully accepted offer of sandwiches being left because of our planned late arrival (not just sandwiches I may add, afternoon tea would be more apt)!! This is one of the best equipped holiday lets we have stayed in. It is up there with large chains such as Wyndham in terms of standard and amenities. It is a really great base to stay at if you want to venture out on day trips to explore Fife, we visited St. Andrew’s, Stirling Castle, Falkirk Wheel and the Kelpies. Falkland Palace is also worth a visit.
