However when we arrived we were somewhat relieved and pleasantly surprised…at first! The house itself is large, well laid out and ample outdoor space that’s pretty much secure for dogs. The cleanliness was pretty good and the views are lovely and there is an element of ‘trying’ on behalf of the owners but there were issues. The first thing we noticed was the emergency lighting and signage. This isn’t needed for a holiday let and so it took away some of the cosy feel. The 3 sofas were all mismatched as if they had all been purchased second hand to furnish the property. They are not overly comfortable, low to the ground and slide across the laminate floor. In the hallway, stairs and bedrooms the decor is dated. However all of these things we could overlook and didn’t detract from the overall comfort. Sadly the same can’t be said for the temperature. We had the heating on full pelt with every radiator on, it was after all during the cold snap. The heating didn’t touch an inch, IT WAS FREEZING!! The heating system is not sufficient for the size of the house, the radiators do not kick out enough heat and the oil boiler is past its best. What didn’t help were thing summer duvets - they did nothing and we were all pretty uncomfortable come bed time. Horrifically, due to the insufficient heating damp and condensation has been allowed to turn to black mould which is utterly unacceptable. Sadly we can’t attach photos in here but one of the rooms was thick in black mould around the bed. This is a health issue for healthy people but within our group we had a 2 year old child with cancer and older people with respiratory health conditions and cancer. In total we’d spend £120 on bags of logs to keep the fire downstairs going as long as possible. In the balance of fairness this property could be fantastic but sadly it’s being let down by poor maintenance, but it’s not just down to the owners, Sykes are at fault too!! Sykes market this property and have Property Managers who visit site and work with the owners so they too are responsible for allowing this property to go on being booked with being properly attended to! I sincerely hope the owners invest some money in to this property as it won’t need a fortune to get to a great standard that will bring in more revenue.

Lovely distant outlook from the garden but no amenities within walking distance I.e pubs or shops. Pocklington is a nice town though. Convenient for trips into York or the coast if you have a car which is necessary if staying here.

The previous review is NOT what we found. The accomodation is spacious, the dining room is better than the pictures show. Garden area and conservatory are great, walking out onto the Yorkshire countryside was amazing. Easy drive down to Pocklington and the park and ride for York. It was just great and I would definitely go back!
