Set on the edge of the quiet village of Bayton, where Worcestershire meets Shropshire, Broad Meadows Farmhouse sits within open countryside that seems to stretch endlessly in every direction. As you approach, the house comes into view gently, its warm red brick and balanced, elegant frontage giving a clear sense of its long history. Dating back to the 1690s, it was once the principal farmhouse of the Shakenhurst Estate, and that heritage still shapes the feel of the place today.

Inside, the house is welcoming rather than formal. Exposed timber beams run across the ceilings, and light filters in through traditional lattice windows, drawing in views of the surrounding fields. The rooms feel generous and comfortable, with space to gather together as well as quieter corners to step away.

The kitchen naturally becomes the centre of the house. It is well equipped and thoughtfully laid out, with a large island and plenty of space to cook, chat and spend time together. Mornings tend to start here slowly, with coffee and conversation as plans for the day take shape. From the kitchen, the flow leads into the dining area, where a long table brings everyone together. With doors opening out onto the terrace, it is easy to move between indoors and outside, especially in warmer months.

Later in the day, the sitting room offers a different kind of comfort. Exposed brickwork and a log burning stove make it a natural place to settle in the evening, whether that is for a glass of wine, a film or simply some quiet time. There is also a snug, which works well as a separate space for reading, relaxing or giving younger guests somewhere of their own.

Upstairs, the bedrooms feel calm and uncluttered. Many sit beneath vaulted ceilings with exposed beams, and large windows frame views across the countryside. The beds are comfortable and can be arranged to suit different groups, while the styling remains simple and considered. Bathrooms are modern and well finished, with walk-in showers and, in some rooms, freestanding baths that add a sense of quiet luxury.

Outside is where the setting really comes into its own. The terrace opens onto wide lawns with far reaching views, and it is easy to spend whole days moving between sitting, walking and simply taking in the surroundings. The outdoor dining area is designed for long, relaxed evenings, with a large table and central fire pit that draws everyone together as the light fades.

Nearby, the hot tub is positioned to make the most of the view, offering a place to switch off completely as the countryside settles into evening. Tucked within the grounds, the treehouse adds something a little different, a raised spot to take in the landscape from above or simply enjoy a quieter moment.

    Perfect location, very suitable for a large family group with wonderful views. However, there were several things which were not up to the standard that we would expect from a Rural Retreats property having stayed in several before. Outside, the chairs around the fire pit were very worn and uncomfortable to sit on and one was broken. We had planned to use the BBQ but it had been left dirty so we needed to change our plans. The hot tub, which was great, didn't have any filter in it or someone maintaining it which meant that by the third day it was unusable and smelly. Inside, the heating was on in every room and set really high and it was difficult to adjust the temperature. This was an issue in particular in the bedrooms on the top floor which don't have any opening windows and were too warm to sleep well in. In the kitchen, one dining chair was broken and unusable. In general the equipment and utensils felt a bit tired and over-used. The frying pan for example was badly damaged and burnt the food, and the oven didn't work very well when trying to cook for such a large group. Again, some of the items were not very clean, and the scrubber for washing up was in a really bad state. We had an issue with the shower on the top floor bedroom with the two single beds. The thermostat didn't seem to work and it was scolding hot. The blankets that were on the sitting room were covered in dog hair. Overall, the house was really nice, good sized rooms and a really lovely location, but we just felt that many of the things mentioned above were in need of replacement or repair.

    We had a lovely stay at Broad Meadows Farmhouse as a family group of twelve plus two dogs. Everywhere was very clean and the house is spacious. The hot tub was much enjoyed. We were unlucky with the weather and the house is on top of a hill so fantastic views but also very windy. I suspect the garden would be windy almost all of the time which might limit its usability. The only other slight problem was the downstairs bedroom. The sound of the pump in the cellar was quite noisy at night in this room (not audible in any of the others) so if you are a light sleeper I would advise investing in ear plugs!

    The property was absolutely beautiful. Everything was perfect for my husbands surprise 50th birthday. The views are stunning with plenty of walks. Local pub was only 2km away. Lovely and clean, plenty of towels even for the hot tub. It was the extras that are included which really made it stand out. The welcome pack, copious amounts of crockery, cutlery and glassware, huge supply of wood for the log burner, large pack of dishwasher tablets, a cupboard full of tea, coffee, sugar and condiments and plentiful supply of napkins. We made use of the outside space even though it was March due to the enclosed gazebo and fire. It was amazing. The bedrooms are all huge with lovely linen, beautiful decor and comfy beds. We had an amazing time and will definitely be returning
