About this property

Sandfields Barn is an intriguing conversion of two separate barns in a dream location; situated just a short walk from Luddington village green, the banks of the River Avon, Stratford Racecourse and only 3 miles from Stratford-upon-Avon town centre. The property is both a private summer oasis and a cosy winter retreat.

Completed in 2014, the original buildings now proudly stand as one indulgent retreat. Accessed by electric gates, this private development sits within just under an acre of private perfect landscape. The existing single-storey stone barn has been converted; the original, single -storey brick barn re-built and a new glazed single-storey link created to craft the two bedroom, two bathroom bolt-hole.

Exposed brickwork, incredible roof heights, original beams and handcrafted oak windows married with huge expanses of glass unveiling mesmerising views, super-sleek kitchen, designer flooring and high tech security. Sandfields Barn showcases contemporary styling against the historic backdrop of Luddington village, rumoured to be the place where William Shakespeare chose to wed Anne Hathaway.

Another enjoyable stay with nearly everything meeting our expectations. Fab welcome hamper and WiFi (much better than last time we stayed). Host very welcoming and accommodating. The only disappointment was the maintenance of some of the outside areas.

What a wonderful setting for a holiday in the Cotswolds! We stay in a lot of holiday cottages, and this is by far my favourite. It's perfectly designed for comfort. Everything is excellent quality and in beautiful condition: wonderful comfortable beds with luxurious bedlinen, a fabulous bath with bubble jets, top-end kitchen appliances, and fast and reliable wifi. The garden was a brilliant amenity for us - we spent a lot of time out there listening to the birds and enjoying the peace, as it's not overlooked at all and feels so tranquil. We had a gorgeous week exploring the countryside, visiting gardens including Hidcote and Kiftsgate, but also the less well known Upton Wold, which is simply beautiful. The cottage is very dog-friendly and we felt very welcome (the welcome basket was the best I've ever seen). Altogether a perfect holiday and I can't wait to go back.

Lovely location host was very responsive very clean. Disappointed that the spa bath was broken and bath shower head did not work. Needs some maintenance work and reported to host. Towel rail did not heat up at all and down light in shower needs new bulb . There were signs of ants in the kitchen and living room so used the ant powder provided. Not a s quiet as I anticipated as very busy road with tractor traffic almost continuous throughout the day. I was woken up at 05.30 including my daughter on Sunday morning by two loud men shouting and slamming ofa van door directly behind the barn. Despite this I did enjoy my stay but really was looking forward to relaxing in a spa bath . I don’t think I would stay there again.
