Guests are welcomed into a hall with wide stairs leading to the first floor where the accommodation comprises a king size bedroom with en suite bathroom, a double room and separate shower room. The living/kitchen/dining room on the ground floor is the ideal place for friends and family to enjoy each other’s company.

The Binnacle has private parking in the courtyard where there is also a garden table and chairs, shared with neighbours, where guests can enjoy dining in the fresh air.

GROUND FLOOR

The entrance from the Mews courtyard opens into a spacious hall with wide stairs leading to the first floor and hooks for your coats. Wide doors, suitable for wheelchair access, lead to the living/kitchen/dining room and to a cloakroom. The ground floor has a laminate lime oak effect floor throughout with carpeted stairs.

LIVING/KITCHEN/DINING ROOM

Thiis room has been cleverly furnished, introducing a feel of the Suffolk Coast, and divided to give guests three comfortable areas.

KITCHEN AREA

The modern kitchen is well equipped with an AEG electric oven and induction hob, free standing microwave, Bosch dishwasher and has a bank of units dividing it from the dining area, whilst giving additional work space.

SITTING/DINING ROOM

The dining area has a painted wooden table with four chairs with lovely evening photograph of the River Deben hanging over the table, tempting guests to visit!

A full size AEG fridge and separate AEG freezer are accessed from the dining area together, conveniently, with a wine fridge.

The sitting area has one sofa and two arm chairs and coffee tables with an electric imitation coal fire for chilly days. The room is equipped with a Freeview flat screen smart TV and iPod docking station.

CLOAKROOM

The room has a WC, wash hand basin, shaver point and heated towel rail, plus a washing machine and drying rack.

FIRST FLOOR

The stairs lead to a first-floor landing with doors to both bedrooms and the family shower room. The first floor is carpeted other than the bathrooms which have laminate flooring.

MASTER BEDROOM

This bright east facing room which overlooks the courtyard has a king size bed, wardrobe and chest of drawers. There is also a stable door with Juliet balcony at the side.

EN-SUITE BATHROOM

This modern bathroom has a full-size bath, WC, wash basin with shaver socket and heated towel rail.

BEDROOM 2

With an east facing window this room has a double bed and ample storage space in a wardrobe with drawers as well as a small chest of drawers and bedside shelves with lamps.

FAMILY SHOWER ROOM

Located opposite the double room with walk in shower, wash basin, WC, shaver point and heated towel rail.

OUTSIDE

There is a delightful garden in the corner of the Mews with a table and four chairs where guests can enjoy the fresh air.

A parking space is allocated to The Binnacle, close to the holiday house, however the entrance to courtyard is only 2.34m wide.

Woodbridge is a historic riverside market town boasting an outstanding selection of independent shops, restaurants and pubs. The town has been famous for boatbuilding, rope and sail making since the Middle Ages. The working tide mill is a major attraction and a must visit for anyone staying in the area. The River Deben runs alongside the town and is popular for boating, walking and wildlife with wonderful views over to the National Trust site of Sutton Hoo. The town hosts a number of events throughout the year and is a wonderful place to visit.
