Inside The Seed Store you are in for a real treat. The former seed store has been brought back to life using traditional materials, including hemp and lime insulation, lime plaster and original brick flooring, and now offers an extremely light and contemporary living space. A particularly pleasing feature of the property is the sitting room, which enjoys far-reaching panoramic views across open fields, through bespoke curved glass windows and double doors. The open plan sitting room features some iconic furniture and lighting designs from which all the other rooms, including the bedroom, kitchen/dining room, bathroom/shower room are accessed.

The pretty market town of Framlingham can be easily reached by car in under 15 minutes, and local pubs of the Badingham White Horse or Dennington Queen offer delicious meals and drinks. The Suffolk coast is only a 20 minute drive away, and the nearest village of Peasenhall has a charming village shop, delicatessen, butchers and tea room.

Dual aspect room offering views over the six acre grounds. Handmade contemporary kitchen with Smeg appliances, Nespresso Coffee Machine and stone surfaces. Original brick flooring and exposed beams. Original marble topped Saarinen dining table with Aarne Jacobsen series seven chairs.

Freestanding roll top bath and large walk-in shower cubicle. Low level W.C, basin and tiled flooring.

OUTSIDE

The property is approached over a shared drive with two other holiday cottages. The drive leads to private parking for two cars next to The Seed Store. The property offers a south facing fully paved sun terrace with garden furniture including outside table and chairs. The sun terrace enjoys stunning views over the adjoining meadows, which feature a range of native hedging and trees. Guests will also have access to these fields along with the other two cottages.

Peasenhall enjoys a range of countryside walks for guests to explore, with wonderful views and abundant wildlife, and afterwards why not rest in one of the local cafes and enjoy a cup of tea and homemade cake? Try out local produce in the village’s independent shops settled within a picturesque town centre and stock up on essentials at the local convenience store. If you love the seaside, then you do not have far to travel to reach Aldeburgh, a fantastic seaside town with many eateries, coastal walks at the Snape path and Haven Nature Reserve and of course a stunning pebble beach.     One or two very small niggles: the kitchen had nowhere, other than a fairly small fridge, in which to store food. Given the inevitability of flies, we should have welcomed a cupboard of some description - all the available kitchen units were full. We should also have liked to have the use of some smaller pans (it is a home for 2 people, so the very large pans were rather superfluous),a wooden spoon or two, and a clothes airer (or washing line). In all other respects - 5 star.

    However the traffic noise was quoted as "some road noise" in the property description. The property is right on a busy main road with traffic travelling at 70mph and above, We found it very difficult to relax at the property because of this, it did quieten down at night. We had a problem with flies, I used fly spray several times a day but it did not cure the problem. The last straw was a mouse in the kitchen area, this was the final straw and we cut our holiday short by 3 nights. We have complained about these issues to be told that we are to expect these things in the countryside and because nobody else had seen the mouse and pest control had been in the property 2 weeks before our stay and found no signs of mice the owners are not prepared to compensate us for our missed nights. If you like mice noise and flies then this is the perfect place to stay.

    Beautiful location. It didn’t bother us but the road is a bit noisy at times. Our only minor feedback would be a proper mirror in the bedroom and a clothes airer (for more sustainable drying). The outdoor furniture needs a good clean.
