Perfectly positioned where the garden meets the Thorpeness Meare, Fairway is a light filled, single storey retreat set within a peaceful waterside setting full of swans, gentle ripples, and natural wildlife. Wake to soft morning light on the water, enjoy coffee in the garden as boats drift slowly past, then set out to explore the Meare before returning to your private landing stage for a simple lunch by the water or a slow afternoon by the edge of the lake. With space for up to six guests, parking for five cars, and a quiet private garden right on the water’s edge, this charming retreat is ideal for families, friends, or couples seeking a calm and restful escape.

Designed for relaxation, Fairway features three inviting bedrooms. The master bedroom includes a 4’6” double bed and a private en-suite with a walk-in waterfall shower. The Waterlily Bedroom boasts a 5’ king-size bed and patio doors opening to the rear garden with uninterrupted Meare views, while the Lakeside Bedroom offers twin 3’ single beds, also with garden-facing patio doors overlooking the Meare. A newly renovated family shower room with a walk-in waterfall shower completes the sleeping spaces.

Every room is arranged for comfort and connection. The dining room, with seating for six, connects seamlessly to the kitchen, sitting room, and garden. The sitting room features a 32” Smart television, a corner sofa, and a large window framing the Meare. The fully equipped kitchen includes a side door for convenient access to the garden.

Outside, Fairway’s rear garden is designed for leisure and enjoyment. A table with seating for six, a large lawn, a gas barbecue, and a private landing stage on the Meare create the perfect setting for alfresco dining, outdoor games, and waterside relaxation. A gravel driveway at the front provides parking for up to five cars, with side pathways ensuring easy access around the property.

Pets are strictly not permitted on the premises or inside the property. Please ensure any visitors are also aware of this policy during your stay.

Smoking and vaping are strictly prohibited inside the property.

Please supervise children carefully when outside near the Meare. Although the water is shallow, it still presents a risk to young children’s safety.

Please be aware that there is external cctv that monitors movement near the back door. This is solely for the owners’ use when the property is unoccupied.

The property is single storey.

Towels provided are not to be used for the beach.
