Guests appreciate the comfortable lounge and beds, as well as the convenient location for exploring North Devon. While the property is full of character and provides good entertainment options, some areas would benefit from improved cleanliness and maintenance. The garden and dog-friendly facilities are highlights, making it a great choice for pet owners seeking a relaxing break.

Several guests noted issues with dust, damp, musty smells, and areas needing a deep clean. While some found the property acceptably clean, the majority felt standards could be improved, particularly in bedrooms, bathrooms, and kitchen appliances.

We enjoyed our stay at the old Coach House as a family of four with 2 teenagers and 2 dogs. The dog field was really handy, a lovely big open space close to the property where the dogs could roam safely. The garden was also lovely although the garden furniture could do with an update. The property was rustic and full of character, we found it to be clean and comfortable with all the cooking amenities we needed and good having a stair gate at the top of the stairs for the dogs.We enjoyed the football table and there was a good selection of online options netflix, disney etc Some times the internet connection was slow and we think that was when next door holiday let were also all in and using devices as well which slowed it down. The location was really good for exploring the North Devon coast and plenty to see in the local area. We stayed for a week and there was plenty to do a short drive away as well as enjoying the peace and quiet of the rural location.

On arrival at the cottage, we were disappointed to find the house extremely cold after a three-hour drive. It was clear the property hadn’t been occupied for some time, which made the initial impression less welcoming. While the accommodation itself is lovely and the layout very relaxing, the cleanliness needs significant improvement. The air fryer, which was stored on top of the kitchen dresser, was covered in grease and dust. I ended up thoroughly cleaning it myself and placing it inside the dresser, where there is ample space. We followed the instructions to turn off the heating when leaving the property during the day; however, the cottage takes a very long time to warm up again, so we eventually had to leave the heating on for comfort. The mattresses throughout the property are in need of replacement. Our 9-year-old son tried all three beds in his room and found none of them comfortable, and the same issue applied to the main bedroom. The towels could also do with upgrading — we would recommend bringing your own.Given that the property allows up to three dogs, it would be more hygienic if all kitchen cupboards had doors. The crockery cupboard, which is open, contained plates that were dusty and had to be washed before use.On a positive note, we really enjoyed the games table and appreciated the overall layout of the property.Unfortunately, on Thursday morning at 9am, we were woken by a cleaning staff member arriving in a Ford Ranger, playing loud music right outside the bedroom window. This was quite disruptive. Additionally, the cleaning crew working next door did not acknowledge us at all, which felt discourteous.Upon arrival, we also found dried dog waste in the garden from previous guests, which we had to clean up ourselves. When we left, we made sure to leave the property in a much better condition than we found it.Overall, while the property has great potential, improvements in cleanliness, maintenance, and guest experience are needed.

The owner responded to our initial difficulties- broken kettle and radiator not working- very quickly. The house took a while to warm up (it was very cold weather) but was cosy after that.It would be better not to say there is a welcome pack if that is just plain biscuits and milk .We had a very comfy stay and enjoyed the local area.
