A peaceful spot and a pure delight, this house is set in the grounds of the owners Grade II listed 15th Century house. Many beaches and attractions on the north and south coasts are within an easy drive.

Located close to the Tarka Trail, and with a myriad of footpaths and bridleways leading from the property, this is an idyllic spot for sure. Discover the moors or the coastline in the area, each offer something different, relaxing surroundings and walks set midway between the wild expanses of Dartmoor and Exmoor. The rugged coastline and sandy beaches of the North and South Devon coasts make it an ideal base to explore or enjoy a day at the seaside. Along with all the other local popular attractions, some of which include Eggesford Forest, RHS Rosemoor and Dartington Crystal. There is also a short hole golf course nearby or if you fancy a real treat, there is a spa just a short drive away. Upon arrival, a short stroll through the gated shared garden leads you to the entrance. The central area houses the open plan kitchen/diner where you can enjoy some downtime and cook up a feast or just relax and plan your next day s adventure. The kitchen is well equipped with an electric oven and hob, microwave, dishwasher, fridge/freezer and Nespresso coffee machine. The separate lounge is cosy and has ample comfy seating and a Smart TV. There are three bedrooms, the first of which is a twin room on the ground floor. Next door is a king size room and opposite is a family bathroom with a bath and WC. Upstairs, is the third bedroom, a twin room with an en suite with shower and WC (please note there is restricted head room on this floor due to being in the eaves). Heading outside through large glazed doors, there is a solid stone private terrace with garden furniture, gas BBQ and shared lawn area. There is a beautiful summer house lovingly called the 'Japanese Tea House' where you can sit and sip a cup of tea and enjoy the country views. There is off road parking for up to three cars. Hot tub and above ground swimming pool are included free of charge between 15th July and 19th August, use of these must be prearranged with the property owners 7 days prior to arrival. Dates between May and September the swimming pool and hot tub are only available by separate additional cost 250 payable to the owner at least 7 days prior to arrival. With this you can lay back under the oak tree and enjoy the peace and quiet. Please note the swimming pool is only available to use between May and September. The remainder of the year the hot tub can be used and will be available at an extra price of 150 per week payable to the owner at least 7 days prior to arrival. Need to know: . 3 bedrooms 1 king and 2 twin rooms. 2 bathrooms 1 family bathroom with bath and WC and an en suite with shower and WC. The twin room with en suite is in the eves and has restricted height. Electric oven and hob, microwave, dishwasher, fridge/freezer, washing machine and Nespresso coffee machine(capsules not provided). Smart TV in lounge. Electric and electric panel heaters included. Gas BBQ . Wi Fi included. Garden, patio area and summer house. Shops and pubs plus takeaway 1.5 miles. Off road parking for up to 3 cars. Regret no dogs. Hot tub available by booking with the owner 7 days prior to arrival at a charge of 150 Hot tub and above ground pool available by booking with the owner 7 days prior to arrival at a charge of 250 (May to September only). Hot tub and above ground pool will be provided free of charge for bookings between 15th July and 19th August, must be arranged with owner 7 days prior to arrival. Regret no children under 3 years old due to the water flowing at the bottom of the nearby woods and close proximity to the river.
