Boswedden is a spacious property set in its own mature gardens with wonderful views of the Percuil River and National Trust land beyond. It is only a few minutes walk from the centre of St Mawes, Summers Beach and the boatyards on the Percuil river.

Boswedden, built some seven years ago, is at the end of a quiet no through road. At the front of the property is a large raised lawn area surrounded by beautiful flowers and shrubs.

From the drive are the sweeping steps up to the front door and the two sun terraces with wonderful views over the Percuil. Once inside there is a light and airy central hallway, double doors open into the large and comfortable sitting room with vaulted ceiling and log burner and doors to access the outside terrace. In addition to the TV and a Hi-Fi with an i-pad jack point. There are glazed double doors from the sitting room into the open plan to the kitchen/dining room.

The kitchen is well equipped with cooker, under counter fridge, dishwasher and microwave. There is a second fridge in the utility room.

Also off from the hall is the kitchen and dining room. This light and bright room is well equipped and the separate dining area makes it an ideal entertainment space. There are full length doors opening from the dining room onto the patio area and the private and enclosed rear garden.

The bedroom area, with four bedrooms, is also on this floor. There is a master bedroom with wonderful views which can either be a super king or a twin room, a small double bedroom, a twin bedroom and a further double bedroom, the last two bedrooms share a “Jack and Jill” bathroom. There is a modern family bathroom with bath and over bath shower. The versatile sleeping accommodation makes Boswedden an ideal property for families and groups of friends alike.

Also from the hall is the staircase which leads both downstairs and upstairs. Upstairs are two room the study which has a half glazed and open balcony overlooking the sitting room and a large versatile second sitting room with two sofas and a selection of chairs. This sitting room also has a TV with an X-Box, a one third size pool/snooker table and a selection of children's games; there are also window seats if you want to sit and enjoy the views or find somewhere quiet to read.

On the lower floor there is a shower room, garage and large utility room with washing machine, tumble dryer and drying area as well as a second fridge and freezer. Outside access to the garage is a fantastic bonus allowing you to come straight from the beach to the utility room and shower.

In the garage there is a full size table tennis table and a small snooker table and a croquet set for use in the garden.

Boswedden’s location and accommodation make it a compelling choice as a holiday property whatever time of year you choose to visit St Mawes.

The property has Wi-Fi, oil central heating and a generous drive with parking for three cars.

With its easy access to both the local boatyards and the centre of St Mawes there is a large choice of water activities such as kayaking, boat hire and windsurfing all available locally.
