Guests appreciate the property's excellent location near the beach and the stunning views it offers. The property is generally found to be clean and provides essential facilities, though some updates and maintenance are suggested. The comfort level, particularly regarding the beds, has received mixed feedback.
The property is frequently described as clean, with several guests noting its spotless condition upon arrival. However, there are mentions of dog hairs, a musty smell, and a need for window cleaning, which slightly lowers the score.
The location is highly praised for its proximity to the beach and the peaceful environment. Guests love the sea views and the convenience for coastal walks, making it a standout feature of the property.
Comfort receives mixed reviews. While some guests find the property adequate, there are several complaints about uncomfortable beds and dated decor, suggesting that improvements could enhance the overall comfort.
Facilities are generally good, with mentions of a well-equipped kitchen and useful appliances. However, feedback indicates that some items need replacing, and there are suggestions for additional amenities like a hosepipe and better storage solutions.
There is no mention of gifts or special thoughtful touches in the reviews, so it is not possible to assess this category. Therefore, the score is set to null.

This small seaside village on the outskirts of Bude looks out over one of the area's best surfing beaches. It's the place to relax and unwind, with its craggy coastline, tumbling waves, and superb walking. Bude is 3 miles distant, with its town, beaches, clubs, pubs, and resort attractions, while to the north, the Coast Path weaves its way over the cliff tops toward the lonely lighthouse at Hartland Point, and then on to the lovely cliff side village of Clovelly. If you travel north from Bude on the main 'Atlantic Highway,' you'll pass the Big Sheep and Milky Way theme parks, both of which are fun days out. This is the spot to stay if you enjoy the countryside but don't want to be too far from the holiday activities.

Reclining chair perfect for snoozing after surfing! Bed due to be changed as uncomfortable, but swapping bedrooms a big plus to have more room for double. Fabulous to be lulled to sleep by the sound of waves!

So close to the beach was a massive bonus. However, although we were aware the property was dated we didn't expect it to be so run down, smell bad and in desperate need of some tlc. There was certainly issues. The patio door did not lock and they were fogged up so spoilt the view , all the clocks had stopped, there was an old rusty satalite dish dangling for the wall onto the decking, both areas of decking are rotting (the bit by the shed has a big hole in it), there were holes and marks over the walls, the light in the hall flickered even when switched off, we found rubbish stuffed down the sofa, a catherta in the small bed room, the smell in the wardrobes was intense (we didn't use them). The kitchen is well stocked and some of the appliances look pretty new but everything else is very dated, there was dust in the extractor fan and cobwebs under the sink where the pans are kept. The heaters were rusty, their was dust in the corners and we can only assume the sofas were sprayed with something before we arrived as they were damp. An attempt to mask the smell just made it worse and we had to turn the air freshener off and open windows and doors. Overall it just felt like, apart from moving personal belongings out, that an elderly person still lives there and no effort has been made to make it more comfortable for guests despite costing quite a bit to stay there. The potential is there. Unfortunately we felt uncomfortable in the property and couldn't relax with some of the issues being potentially dangerous for our kids.

The Listing is generally accurate and photos reflect the visuals of the property - together with recent reviews we were quite aware it was not going to be the best, but for the money it was ok. The property is definitely dated and the source of a strong musty smell that even with all the windows and doors open remained throughout our stay - the only air freshener provided was empty. The balcony door from the lounge is very hard to open; and some of the cooking inventory should be replaced - there was only one frying pan I could use. As just a base to put your head down it was fine but wouldn't want to spend valuable leisure time there. Not a lot locally, the beach consists of large pebble banks and stretches of soft sand, good surf, and the coast path toward Bude was easy (the coast path the other direction is much harder). The only Shop is not self service - closes at 2pm - so take what you need.
