Sealight sits on the private Elmer Sands estate in West Sussex, and it feels like the sea is part of the coastal holiday house. Step outside, and you’re on the coastal path; take a few more steps, and you’re on the beach. There’s no hunt for parking, no hauling bags down a public access lane, and no dodging crowds on the way to the water. The view is the headline here, and the family-friendly layout makes the most of it: the big open-plan kitchen, dining and living space is upstairs, facing the shoreline. It’s the kind of room where everyone naturally gathers — someone making coffee, someone cooking, someone claiming the comfiest seat to watch the tide shift. Open the doors so the balcony becomes an extra room in summer, while in winter it’s still a brilliant place to wrap up and watch the weather do its thing. Downstairs, the bedrooms open onto the gardens, so sandy feet, dogs and children can move in and out without the whole place feeling precious.

Elmer isn’t a brash seaside town. It’s quieter, more residential, and that’s exactly why people come back. Because there’s no public car park nearby, the shoreline stays surprisingly calm even when the rest of the Sussex coast is busy. You can wander out for an early walk in your hoodie, come back for breakfast, then drift back down for a swim without feeling like you need a plan. For days when you want someone else to do the cooking, you’ve got local pubs within walking distance — The Cabin and The Elmer are close by — plus a café, a small shop, and a pharmacy for the practical stuff. Middleton-on-Sea is next door with a traditional butcher, a newsagent and a fish and chip shop that locals rate highly. It’s an easy area for mixed-age groups: grandparents can read on the balcony, kids can burn off energy outside, and the dog can clock up miles without anyone needing to get in the car.

When you do fancy exploring, the coastal path gives you options in both directions: west towards Bognor Regis and east towards Littlehampton, with long stretches backed by open fields rather than buildings. At certain tides you can follow parts of it along the sand, and the water here often suits paddleboarding and kayaking, especially on calmer days. Inland, the South Downs are close enough for a proper walk and a pub lunch, while Arundel makes a great half-day out for its castle, riverside strolls and independent shops. Chichester is handy for a change of scene — galleries, the cathedral, good shopping and the harbour beyond — and Goodwood is there when you want something bigger and livelier on the calendar. Whether your stay is all beach, hot tub and long walks, or a mix of coastal time and day trips, Sealight gives you a base that’s simple to settle into and hard to leave.

  • Open-Plan Kitchen / Living / Dining Area: A generous 700 sq ft space with panoramic sea views, a fully equipped kitchen, large dining table and comfortable seating, opening onto a sheltered sea-facing balcony.
  • Bedroom 4: Bunk bedroom, well-suited to children or flexible sleeping arrangements.
  • Shower Room: Contemporary shower room with walk-in shower, WC and basin.
  • Outside

    Sealight has two private gardens separated by a small footpath. The enclosed house garden includes a hot tub and space for relaxing after time on the beach. The second private garden leads directly onto the coastal path and Elmer Sands beach, allowing guests to step straight from garden to shoreline.

    Additional Information

    Private parking for up to three cars, along with an electric vehicle charging point. Two dogs are welcome by arrangement. WiFi, utilities, bath towels and bed linen are provided, and the house is furnished for family and group stays.
