Enjoy complete seclusion close to Pagham Harbour Nature Reserve in this Sussex flint holiday barn on a working arable farm

Relax and spread out in the exceptional space on offer at Copyhold Barns. This conversion of a Sussex flint stable block and cart manger forms an interesting ‘L’ shaped split level building. Located on a working arable farm and only a couple of miles from the picturesque Pagham Harbour Nature Reserve, the barns are in a beautifully rural and secluded area at the end of a private drive with many footpaths radiating from the doorstep. Enjoy the wildlife at the farm with moorhens and visiting wild ducks on the natural pond, and bats, deer and birdlife aplenty.

The barns have been converted to an excellent standard and are adapted to allow disabled access to the second bedroom and bathroom. Please note that there are steps within the barn as the living area and bedrooms are on different levels, so it is not suitable for guests in wheelchairs. The overall space provided here is very good as the living room and kitchen make up the whole of the old stable block while the two bedrooms and bathrooms are in the cart manger. Although designed to sleep four, the living room does contain two sofa beds at the far end which makes the accommodation very adaptable if a group of friends are staying for nearby events such as Goodwood. In this instance up to five individuals or three couples can be accommodated. An additional cost is then levied for the provision of linen on the sofa beds.

The master bedroom has a king sized bed with ensuite bathroom with shower above, while the second bedroom has two double beds making it a twin room with a difference! This is the room which is adapted for disabled access with a ramp from the outside and a fully functioning ensuite wet room.

We have to advise though that the surrounding farmland is not so wheelchair friendly.

Outside there is a private area with tables and chairs that in the summer is a real sun trap enjoying the sun throughout the day and well into the evening.

Lagness and beyond

Lagness is a small village between the beaches at Aldwick and Bognor Regis three miles to the east and the cathedral city of Chichester to the west. It is also right beside the utter tranquillity of Pagham Harbour a mile or so to the south.

This part of the coastline is a haven for unusual birds and wildlife with Pagham Harbour Nature Reserve and Chichester Harbour a little further to the west both being areas of outstanding natural beauty.

Pagham Harbour is an internationally important site for nature conservation while Chichester Harbour also combines its wildlife attractions with sailing centres such as Itchenor, Bosham, Dell Quay and Emsworth. Between these harbours there are beaches at Selsey and the Witterings, the latter offering unrivalled views across the Solent to the Isle of Wight.

Chichester the cathedral city of Sussex is within four miles. It has played a key role in the affairs of Sussex since at least Roman times. The city has broad streets that are packed with listed buildings headed by the towering presence of the cathedral.

The city centre is neatly enclosed within the ancient city walls, which helps to make Chichester compact and pleasant to explore on foot. It is a cosmopolitan, vibrant and friendly city proudly combining two thousand years of heritage with a lively lifestyle. A trip to the Chichester Festival Theatre close by to the centre is worth considering since it is famous for the quality of theatre production many of which premiere here before moving on to the London theatre scene. For the film buff the cinema complex and nearby restaurants to the south of the city also make for an enjoyable evening out.

There is always much to see and do in Sussex and staying in Lagness gives the best of both; beaches close by and an easy springboard back inland to explore the South Downs or for visiting the very popular Goodwood events.
