Sleeping up to 20 people in seven gorgeous bedrooms, and with 3 reception rooms, 8 acres of gardens and paddocks, and a Jacuzzi Hot Tub, New Yatt Farm is perfect for a large family gathering or celebrating a special occasion. There are miles of stunning footpaths on your doorstep as well as stately homes, kids attractions and picturesque villages and towns to explore. Two well behaved dogs are welcome and short breaks are available all year round.

New Yatt Farm is a beautiful Grade II listed farmhouse located in the Cotswold countryside just a stone's throw away from the city of Oxford and the popular towns of Witney and Woodstock. Full of character and charm, yet renovated to a high standard, guests will appreciate the blend of original features such as wooden beams and an Inglenook fireplace with modern day comforts including a fantastic Johnny Grey designed kitchen and a Jacuzzi Hot Tub in the garden. Sleeping up to 16 people (the owners may be able to accommodate up to 20 guests - please enquire) in seven beautiful bedrooms, New Yatt Farm is ideal for celebrating a special occasion or simply spending time with family and friends. With three reception rooms and eight acres of garden and paddock there is plenty of space to socialise, play games, or simply find a quiet spot with a good book for a quiet afternoon snooze!

If you can tear yourself away from the farm there is plenty to see and do in the local area. Sitting on the edge of the Cotswolds Area of Outstanding Natural Beauty you will be spoilt for choice with the number of beautiful walks on our doorstep. Admire the honeycoloured villages, enjoy a refreshing pint in the local pubs and blow the cobwebs away on a walk through the rolling green countryside.

The bustling market town of Witney is just two miles away. Not only is this a great place to stock up on provisions at one of the many supermarkets or it's twice weekly markets but there are a number of pubs and restaurants if you fancy a night off cooking. Head seven miles in the other direction and you will reach the Georgian town of Woodstock which is the perfect place to spend a lazy morning browsing the independent shops, galleries and cafes or be wowed by the majestic Blenheim Palace, home to the 12th Duke and Duchess of Marlborough. If you are looking for a fix of culture, shops and history the city of Oxford is only 30 minutes away. Learn more about the fascinating history of the city and visit some of the famous colleges on a walking tour or go punting on the river. Other places to visit include the picturesque town of Burford, Bicester Village and the brewery at Wychwood. Kids will love a trip to Cotswold Wildlife Park and Gardens and Cogges Manor Farm, whilst keen golfers can visit the championship course at Witney lakes Resort and Golf Club.

Accommodation comprises:

Stunning Grade II listed farmhouse set in 8 acres of garden and paddocks. Accommodation is over three floors.

Downstairs:

  • Entrance hall has plenty of space to store boots and hang coats. There is also a Miele washing machine and tumble dryer in the utility area.
  • Large light and airy double room with a zip linked bed which can either be made up as a Super King Size or two singles, plus a single or day bed.
  • Wet room with shower, WC and hand basin.
  • If you can't find the kids it is likely they will be in the games room which has comfortable seating and plenty of books and games to keep all ages happy.
  • Older kids will love the second entrance hall which has a pool table as well as a fireplace and seating.
  • Enjoy sociable evenings relaxing in the sitting room which has an open fire, TV with a full SKY package and plenty of comfortable seating.
  • The kitchen and dining area is the hub of the house. It is a joy to cook in the Johnny Grey designed kitchen which is fully equipped for self-catering with a Gaggenau oven, two Gaggenau microwave/combinations ovens, a large corner fridge, a Sub Zero freezer and two dishwashers. The dining area comfortably seats 16 (an additional table can be added to seat 20 in total) and there are comfy sofas with a large TV and full SKY package.
  • Downstairs cloakroom.
  • First floor:

  • Sleep like royalty in the master bedroom suite which has an Emperor size bed (6'6"), a seating area and an ensuite with a bath and separate shower.
  • Bedroom two is a smaller room with two single beds.
  • Family bathroom with a corner bath and separate shower.
  • Bedroom three has a super King Size bed and an ensuite shower room.
  • Perfect for families, bedroom four has a Super King size bed plus a single or day bed.
  • Second floor:

  • Bedrooms five and six on the second floor are linked through an access door making them perfect as a family suite. Bedroom five has a Super King size bed with an ensuite shower room and bedroom six is a large room with two single beds. Please note that the spiral staircases up to both rooms are quite steep and may not be suitable for elderly guests or very young children.
  • Outside: New Yatt Farm is surrounded by 8 acres of it's own land. Guests can enjoy a game of croquet, badminton or Jenga on one of the three lawns or table tennis which is situated in one of the outbuildings. There is also a hot tub and plenty of off street parking.

    Additional information: Utilities, WiFi, logs, bed linen, towels and toiletries are included. There are two high chairs and two travel cots but guests are to bring their own cot bedding. Two well behaved dogs are welcome at an additional cost of £50 per dog. Smoking is not permitted.
