Guests say

Solent Lawns offers a spacious, well-equipped cottage in a fantastic location with beautiful sea views and a homely feel. Guests appreciate the comfortable beds, balcony, and thoughtful touches like binoculars. The property is ideal for families and those seeking a relaxing break near Cowes. However, some guests noted areas for improvement, particularly regarding cleanliness, maintenance, and the absence of a welcome pack. Despite these issues, many guests enjoyed their stay and would consider returning.

Several reviews mention issues such as dirty bathrooms, dusty areas, stained carpets, and insufficient cleaning between stays. While some guests found the property tidy, the majority highlighted a need for deeper cleaning and better upkeep.

The location is consistently praised for its proximity to beaches, sea views, and easy access to local amenities. Guests found the setting ideal for a holiday on the Isle of Wight.

Guests generally found the property spacious and the beds comfortable. However, some noted the sofa was worn and uncomfortable, and there were occasional issues with heating and bedding freshness.

The cottage is well-equipped with essentials and modern amenities, but several guests reported maintenance issues such as loose taps, broken plugs, and worn furniture. Some facilities, like the heating system, could be improved for ease of use.

While binoculars and chess were appreciated, multiple guests noted the absence of a welcome pack and basic supplies. Please note that gifts or welcome packs are not guaranteed at this property.

Stayed late July 2026. I’ll start with the not-so-great and get that out of the way...Another review said the sofa is ripped in places – yes, on the REAR of the cushions. OK, so what? It perhaps could do with a clean if not replaced, but it is fairly comfortable still. Too many throw cushions for my liking, but each to their own on those. The same review also mentioned the bathroom seals being mouldy and the soap tray in the ensuite as being horrible (I forget the word they used). Yes, the plating on the soap tray is delaminating, but as it is a fitting bolted to both the wall and the shower screen, it would be hard to replace. The seals aren’t what I would consider mouldy, but they could do with a refresh/replacement if we’re being honest/picky.The property could do with a lick of paint here and there, but there are various cupboards that have paint tins in them – so I suspect this is on the plan. Some high-level dusting is required – the lounge has a pitched roof and the spiders up there had boots on. Would take 5 minutes each handover to keep them in check – should be added to the cleaning routine.A new sink plug/drain is required in the en-suite, the one on the chain is mis-sized and the tap, when flicked on full, throws splash-back out of the trap. Which, to be brutal, is not pleasant. This should be done as a priority and would cost around £50 and an hour or two to fix properly. The window handle/lock in the kitchen area desperately needs replacing as it is coming lose. This is a security issue and should also be considered a priority. There was no HW on the Sunday morning, on a day we had planned to have an early start. A couple of phone calls later, and we had it all up and running, but it set us back by about an hour. There seemed to be a timer that was failing on the Mitsubishi controller as the HW had also turned off on the Saturday when we were leaving, meaning we were a bit rushed as we had to wait for it to heat the tank when we wanted to shower. The underfloor heating is lovely – however when the outside temperature is 26 degrees, the heating does not need to be set to 26.5. And so, despite the notices asking not to fiddle with the heating controllers in each room, I had no choice but to turn them all off/to anti-frost mode as it was unbearable otherwise. Some work to do on managing these I feel. However, I am sure these things will all be addressed in time and none of them really detracted from our holiday anyway. The good…The property itself is overall lovely, spacious, welcoming and well fitted. Definitely a homely feel to it, with a sea view from the balcony. The beds were comfortable. The kitchen well equipped with only an air-fryer missing. The TV had basically every streaming platform on it – but those not familiar with Sky boxes might struggle to find the Apps section. The location is great - short walk to a couple of beaches and a decent pub or two. The island isn’t big as you will no doubt know, so it doesn’t really matter that it is NE – you can get to Yaverland beach on the opposite coast in a little over 40 minutes.Would 100% book again.

We were really disappointed with the state of the property. The lawn had not been mowed in weeks, there wsd old garden furniture and bbq lying about, the drive was riddled with weeds, the glass on the patio had green mold on it. The light switches and bannister were grubby to touch. The shower door in the second bathroom had not been cleaned and has smudges and dirt marks. The rooms had not been vacuumed. The ensuite bathroom was dirty. The cabinet still had stains from a previous visit and soap dish had not been cleaned. The grouting and sealing around the bath were dirty and moldy We found a dirty pan in the cupboard in the kitchen. There were no bins for the recycling. The kitchen cupboards needed wiping down. Smudge marks and grubby. The cushions on the sofa were torn and the sofa was not at all comfortable to sit in. The carpets had stains on them. The skirting boards were dusty and needed wiping down. We paid a lot of money to stay here and were very disappointed with the state of the property. I have contacted Gabi the holiday house agent on 2 occassions to lodge a complaint but she has not responded. All in all very disappointing and I cannot recommend this property as I wouldn't want anyone else to be disappointed as we were

This is a good, well equipped, spacious property in an excellent location but it could and should be excellent! With a little more T&C and attention to detail it could be excellent. Washbasin plugs that don’t fit, settee which with no matter how many cushions are provided is worn and uncomfortable, an untidy garden. But overall good and we would be happy to return.
