    About this property

A stunning, designer detached country house situated in 2.3 acres of grounds in the village of Bradnop near Leek. This superb house is perfect for a large family or group of friends looking for a bit of luxury to come home to after a day exploring the nearby Peak District. The tastefully furnished entrance hall is an impressively large boot room, ideal for getting out of your walking boots and drying the dogs. Then pass through to the large contemporary kitchen with a breakfast and dining area which is a fantastic place to gather while you discuss the day’s busy itinerary. The sitting room is beautifully finished with high quality sofas and French windows opening out to the garden. There’s a woodburning stove to set the atmosphere while you sit and chat or enjoy a favourite movie together. The contemporary design and quality continues through to the light and airy bedrooms, one of which opens out to a huge decked roof terrace where you can step out of bed and greet the morning sun or enjoy a glass of wine as the sun dips over the horizon. As you’d expect, the bathroom is very high end with a designer roll-top bath and large walk-in shower. Across the courtyard is a separate garage annexe which has been cleverly adapted to create a first floor apartment with a double bed and a sitting area with a sofa bed, TV and games console making it a great place to park teenagers or a place to break away from the madding crowd. The annexe also has a contemporary shower room, so it is completely self-contained if required. Sit out on the patio and enjoy a barbecue as the kids run off the last of their energy. The grounds are beautiful with countryside all around and a babbling river flows along the bottom of the garden where you can watch the wildlife and nod to the occasional passing farmer crossing the ford. Tempting though it might be to spend your whole time here, there is plenty to do within easy reach, whether it's riding at the equestrian centre just up the road, exploring Leek, Hartington or Bakewell or driving the short distance into the breathtakingly beautiful Peak District with the Roaches nearby. A luxurious retreat to be enjoyed any time of year.

The small and pretty rural hamlet of Bradnop is situated on the western edge of the Peak District National Park close to Leek, with its antiques shops, and within easy driving distance of the market towns of Buxton and Ashbourne. Nearby is superb walking with Dovedale, the beautiful Manifold Valley, and the popular Manifold Cycle Track all within easy reach. There are lots of pretty villages to explore close by, many with good pubs. Alton Towers is less than 15 minutes' drive away.

"Spacious kitchen and comfortable lounge. Friendly owners."
    Mrs Fensome ‐ 1 Mar 2020
" Well equipped with plenty of kitchen equipment, dvds and lots of space for us all. Great location for exploring the surrounding areas. "
    Mr Phillips ‐ 1 Mar 2020
" Myself and husband , daughter and hubby with my three granddaughters , my youngest son and his girlfriend . So much space and no one getting under each other’s feet. Wi fi was brilliant as my husband and son in law had work to do . We are hoping to book again . The views and surrounding area are amazing . Absolutely recommend this lovely home ! "
    Mr Wood ‐ 1 Nov 2019
" Owner very helpful and even called us while we were there to check everything was OK. Access to local fields was great, but due to the weather we didn't venture too far by foot. Great kitchen + diner, lounge with log burner (which got a bit cold), very useful boot room (could do with some coat hooks!), comfy beds. Overall It's not far to Leek which was worth a visit, as was the Peak Wildlife Park down the road.... as long as you can find the turning upon your return in the dark, as it's easy to miss. Overall - very good. "
    Mrs Murphy ‐ 1 Nov 2019
" The cottage and surroundings are absolutely stunning. The owners were so helpful and were available to contact whenever we needed. The owners allowed us to extend our check out, free of charge which was a lovely added bonus. The cottage has everything you need and more! Cannot recommend this place enough! "
    Miss Mcquone ‐ 1 Oct 2019
"Had a few problems with the electrics and think the main bathroom could do with a few little tweaks but overall it’s a lovely house and was big enough to accommodate three families easily"
    Mr Thorp ‐ 1 Oct 2019
" ages from oaps to 4yrs, everyone was happy especially the smallest one with the toys and games. The wood burning stove was a hit with the 14yr old who perfected his pyrotechnic skills. Good food and drink were enjoyed in the well equipped spacious kitchen - also challenging games in the evening. A lovely setting very peaceful and we could imagine it would be very relaxing in the warmer months of the year. Good location - within easy reach of many local attractions to suit all our needs - perhaps the entrance to the drive from the main road could be a little clearer? it is ok once found but is something of a challenge when you do not know the area. All in all a good location, beautiful surroundings and a comfortable holiday home. "
    Mrs Horton ‐ 1 Sep 2019
" The boot room is great if you have a dog and it's raining as it's a good 'drying off' and storage space, however the garden isn't enclosed and there's a small brook at the bottom with a steep embankment so we kept our dog away from there. Lots of places to go within a short drive including parks and fields to walk the dog.The owner contacted me to check everything was ok and returned the bond within a couple of days too. "
    Mr Whisler ‐ 1 Apr 2019
"Grass could have done with cutting as we had two dogs with us and it was hard to scrutinise for debris with all the dandelions and tufts of grass."
    Ms Wharton ‐ 1 Apr 2019
" The teenagers loved the freedom of the annexe and the surroundings provided the perfect place for the younger ones' Easter egg hunt. The large kitchen was a fantastic focal point and accommodated 20 for dinner easily. So close to stunning scenery and beautiful small towns. Owners very helpful. I highly recommend this property. "
    Mrs Guy ‐ 1 Feb 2019
" The owners were really friendly and helpful. The bedrooms were well sized and comfy, with plenty of extra pillows, blankets and duvets and it was lovely opening the window and being able to hear the stream and birds in the mornings. We had a relaxing family week-long holiday here visiting nearby attractions, visiting Dovedale twice for a hike (and ice cream!) heading out on countryside walks and eating Bakewell pudding in Bakewell. "
    Mr Bartley ‐ 1 Feb 2019
" Warm, cosy, well equipped and beautifully situated with a peaceful view. The cottage was fabulous and the owners offered assistance should anything be awry, which it wasn't. I'd recommend both the area and the cottage for large families or groups of like minded friends keen to enjoy the beauty of the Peaks. "

" Had a great week at Gorstead Mill Farm, lovely house in a great location only a few minutes drive from the town of Leek with easy access to country walks. The house has everything you need and is easily big enough accommodate 2 families, hope we can visit again. "

"The house has everything you can ask for. Very spacious and well maintained."
    Mrs Sach
"The house was as described and had everything we needed for a home away from home. There was ample parking, lots of space for kids to play and adults to chill out, a fantastic dinner table and even an ice machine on the fridge! We did have a problem that previous guests had not warned the owner that the gas had run out for the annexe meaning no heating/hot water in that room. This did get sorted out though eventually. Overall we had a great stay, the cottage is in a good location for exploring and is well furnished."

"I would definitely recommend it. Me and my 7 friends stayed here for my 40th birthday weekend and we had an amazing time, in part because of the beautiful house and surroundings. The house had everything we needed (even a slow cooker) and it was warm and comfortable and inviting. The weather was snowing at the time and it was lovely to settle down in front of the log burner and keep warm and cozy. The house is clean, the bedrooms are large and spacious and the beds are pretty comfy too. The bed linen was clean and crisp and the bath towels were soft and fluffy. Perfect. The owner is lovely and makes sure you’re all settled and everything is ok which was really lovely and welcoming. We went to a lovely local pub (the jarvis arms) for Sunday dinner which was delicious. We will definitely book again maybe in the summer or autumn so we can go for long walks round the surrounding areas without our wellies."
    Mrs Davies
"We had some trouble with the heating in the annexe but eventually we were able to sort this following a couple of conversations with the owners and we had a rather serious leak in the living room when it rained but despite that the main house was well appointed, warm, comfortable and cosy."

"The house was lovely but was unfortunately just off a very busy main road so despite being in the countryside there wasn’t anywhere to go for a run, walk or family cycle. We had some trouble with the heating in the annexe but eventually we were able to sort this following a couple of conversations with the owners and we had a rather serious leak in the living room when it rained but despite that the main house was well appointed, warm, comfortable and cosy."

"The house has everything you need and more and so much space. Our kids loved running around. Despite the temperatures outside being close to freezing we were cosy and warm inside. The Log burner wasn't needed but we still put it on most evenings. I would thoroughly recommend this house to anyone looking for either a relaxing weekend or something a bit more energetic as there are numerous walks close by and the scenery is beautiful"

"From start to finish we had a fantastic week and couldn't recommend highly enough. Communication with Matt (the owner) was great, emails were quickly answered and they even let us check in early to help us with the surprise - great service! The house is nestled away and although you feel secluded it is easly accessible and you can venture out by car or walking which we took full advantage of. The house has everything you need - the log fire is beautiful, a wonderfully equipped kitchen and plenty of bathrooms. We will certainly come back in the summer months to take advantage of the decked area."

"This farmhouse is in a great location to explore the surrounding area with all essential amenities nearby in Leek. It was lovely to stay somewhere that provided plenty of glasses, plates and cutlery etc. The wood-burner was a nice treat to sit around in the evenings and we all enjoyed playing some of the board games available to use. We had a problem with the main oven not working but Matt the owner tried his best to sort it out for us. Chatsworth house is within a reasonable travelling distance and we spent a lovely day there exploring both house and gardens - well worth a visit especially if it is a sunny day as the views are amazing."
