Kirkbride Hall is a traditional style stone clad terraced cottage located in walled cherry and apple orchards of Melmerby Hall and neighbours the quiet and scenic Grade II listed St John’s Church in Melmerby.

The former orchard garden of Melmerby Hall is a beautiful and quiet setting for Kirkbride Hall and its adjoining cottages. Kirkbride Hall has open-plan access and parking to the front, and a large enclosed patio and garden to the rear – the perfect sun trap on a warm summer's day with lots of room for children and pets to play safely.

Kirkbride Hall was completed in early 2015 and offers all the comforts of a traditional Cumbrian cottage including sandstone walls using stone sourced from within our estate, solid oak floors, antique furniture, and a large welcoming wood burning stove in the comfortable sitting room. Flip the clever dining table to reveal a a mini snooker table for all to enjoy.

Kirkbride Hall also has private gated access to the 20 acres of mixed woodland grounds of Melmerby Hall through a wrought iron gate set into the orchard wall. The grounds of Melmerby Hall also include woodland paths, water meadows and a tributary to the River Eden.

Being within the grounds of Melmerby Hall, sleeping 18 guests, it's ideal for families wishing to be near to each other but not entirely together, with Stag Cottage, sleeping four guests also nearby.

Underfloor heating fired by an environmentally friendly wood chip boiler system.

Travel cot, high chair and stairgate available on request.

Up to three well-behaved dogs are welcome (small additional charge per dog). Please ensure they are kept to the ground floor and off the furniture.

Complimentary logs, kindling and firelighters provided for guests use.

All duvets and pillows are feather filled. These may be changed to polycotton on request before guest arrival at no additional cost.

HOT TUB information The owners would be happy for the guests to hire a hot tub at the property.This can be arranged with Cumbria Hot Tub Hire - 07703 046523 or info@cumbriahottubhire.co.uk. The owners will ask for a £30 surcharge to be added to the reservation to cover the cost of extra water and electricity used.

Two EV chargers on-site shared between the five properties at Melmerby. Payment made via QR code, full details will be provided prior to arrival.

    Everything was excellent from the accommodation to the nearby Artisan Bakery.The property was very comfortable it was well equipped a lot of thought had gone into the utensils there were plenty of them.The garden was a gem as we had a dog with us and two young boys.The dining table was also good as it turned into a pool table.Which was used lots of times.To top it all the weather was fantastic.Would definitely book this property again and the welcome hamper was fabulous thank you RR.

    The cottage is in a great location, it's beautifully decorated and extremely well equipped with a great deal of thought gone into the guest information etc. but just not very comfortable. In fact, we all found the beds very uncomfortable. The mattresses were all hard, lumpy and lifeless. Two of our party woke with back ache on the first day and we all slept very badly for the duration of our stay. Also, my mother who is 78, couldn't find a comfortable chair in the house. The sofas and chairs in the lounge and dining room are all very low and she struggled to get up and down. And finally, some cushions for the wooden outdoor chairs would also improve the comfort of the outdoor area.
