The Waiting Rooms is a peaceful and spotlessly clean cottage, praised for its comfortable accommodation, secure garden ideal for dogs, and friendly, helpful hosts. Guests appreciate the well-equipped kitchen, proximity to local walks and cycling routes, and easy access to nearby villages and attractions. The welcome packs and thoughtful touches are frequently mentioned, though not guaranteed. Minor issues such as a small TV, occasional shower temperature fluctuations, and personal preferences regarding mattress firmness are noted, but do not detract from the overwhelmingly positive experience.

Cleanliness is consistently highlighted, with multiple guests describing the property as spotlessly clean, tidy, and well-maintained throughout their stay.

The location is praised for its tranquillity, proximity to walking and cycling routes, and easy access to local amenities and attractions. A few guests mention minor drawbacks such as the road to the village or pub options, but overall feedback is very positive.

Guests find the cottage comfortable, warm, and well-equipped, with a large bed and cosy atmosphere. A few mention personal preferences regarding mattress and sofa firmness, but these are minor and do not affect the overall comfort.

Facilities are well regarded, especially the secure garden for dogs, well-equipped kitchen, and parking. Some guests note the TV is small and the shower can be temperamental, but these are minor points in otherwise positive feedback.

Many guests mention thoughtful touches such as generous welcome packs and friendly, helpful hosts. Please note that gifts like welcome packs are not guaranteed for every stay.

There is direct access onto the old track-bed which now forms part of the Marriott’s Way, a 26 mile footpath, bridleway and cycle route that follows the disused railway line between Norwich and Aylsham, linking up to further footpaths and trails. Whether you are a casual walker, rambler, dog walker or cyclist, you will delight at the rich habitat and wildlife on the many footpaths and cycle routes in the area. For those less mobile, there are suitable surfaces along much of its length.

The historic market town of Aylsham is 5 miles, for shops, cafés, market square, banks and supermarket.

Experience a nostalgic trip by steam on Norfolk’s longest narrow gauge railway, which runs between Aylsham and Wroxham. Norwich is 10 miles away, a medieval city with cathedral, castle, museum, excellent shopping including two indoor malls, market square, theatre, cinemas, cafés and plenty of restaurants. Great hosts and lovely area. Enclosed garden was great for our dog to run round in.We only have one small comment and that is due to me having a bad back. I found the sofa to be on the soft side and the mattress a bit "flat".Having said that, would we go back? Yes we would.
