Sleeping 12 guests in 6 bedrooms, some with views of the courtyard, it is an ideal retreat for all generations, benefiting from no stairs. All doors open to the central courtyard garden. The kitchen has a breakfast table and extended lounge seating area, and the formal dining room is the perfect place to host any family celebration. There is a conservatory with great outlook across the garden. You can find games and seat cushions for the garden inside the utility room.

Nestled within the Broadland village of South Walsham, set in lush countryside, excellent walking and cycling that can be enjoyed from your doorstep, with designated footpaths, trails and quiet country lanes surrounding the property. The market town of Acle, 4 miles and Brundall, 5 miles offer railway stations, post office, mini-market, hairdressers and local eateries. There are many good food serving pubs within the surrounding area, some of which are located alongside the river. Jump on the train to visit the city of Norwich, or the traditional seaside towns of Great Yarmouth and Lowestoft. Norwich is 11 miles away where guests can visit the cathedral, castle museum, theatre, excellent shopping and art galleries. Wroxham, only 5.5 miles away, is known as the capital of the Norfolk Broads, and has waterside shops, cafés, and daily boat hire with river trips available to explore the expanse of waterways. There is an rspb reserve at Strumpshaw Fen and Steam Museum, 6 miles. 9-hole golf course and driving range at Blofield, 4 miles.

Norfolk’s finest sandy beaches are within 14 miles and include Winterton-on-Sea, Waxham, Horsey and Sea Palling. For fun-filled family days out there is Thrigby Hall Wildlife Gardens, Reedham offers Pettitt’s Animal Adventure Park, Bewilderwood at Horning, and Dinosaur Adventure Park at Lenwade. There are several National Trust properties in the region and three heritage railways: The North Norfolk Railway, The Mid Norfolk Railway and the Bure Valley Railway. Once you have paid the security/damage deposit you will then be given the key code and a guide book. This will be refunded 48 hours after departure, once the property has been checked. The key box is under cover in the leanto, by the rear single half glazed door. Should you have any elderly people in your group, there is a handrail at the rear door and there is a step up to the back door and all access points to courtyard have a small step over the cill of the door frame.

    We had a family holiday at Lodge Farm Barn, 6 adults and 4 children aged 6, 5, 3 & 2, three generations, and we all thoroughly enjoyed our stay. The 3 year old is still asking to go back to our holiday home as she wants to go in the hot tub! We were all taken aback at the sheer size of the place, as we've never stayed anywhere that big before. The kitchen was very well equipped and had everything we needed. We mainly used the kitchen/day room as it was cosy and a central place to hang out in, and enough seating for all us adults in the evening. The children were very happy to have such a large place to play in and enjoyed playing in the library area mostly. The front garden was also a great play area for them as long as there was an adult with them, and the inner garden perfect as it was fully enclosed and safe for them. The bedrooms and bathrooms were plentiful and suited our needs. If I had to say anything negative, then the conservatory area is cold this time of year, which wasn't a problem if you kept the doors closed, but the little ones were going back & forth, leaving the doors open. Some of the bathrooms had carpet in, which from a hygiene point of view, wasn't ideal. Neither of these small negatives would stop us from returning however, as we all had a fab time - plenty of room for us all and in a great location being handy for the Broads and Great Yarmouth. We left the barn clean and tidy and I got my security deposit back quickly. We were all sad to leave as we all enjoyed spending family time together.

    Although the place was clean and packed with games and activities for all the family, there were certain aspects that we felt were below the standard we would expect for the money paid for the weekend. A couple of things to mention is some of the soft furnishings were well beyond being serviceable and need replacing and the hot tub was not maintained.

    A lovely bungalow, situated not far from main townsand beaches. Idea for a family group to have a break together. Plenty of room for everyone to spread out, everything was provided to make your stay enjoyable including a welcome pack. The layout means once the doors are locked you can relax knowing children are safe to explore. The hot tub is a nice addition in the centre courtyard. All my family enjoyed our stay. The only downside was at night the road was noisy.
