Set in a tranquil setting perfect for a relaxing family holiday with a wide range of attractions for all ages and tastes to be found in this scenic area of Norfolk. Famous for its dramatic landscapes and wildlife, including otters, fish, ducks, herons and kingfishers, the Norfolk Broads offer a myriad of waterways to explore with boat hire within walking distance from this fabulous property. Family days out within easy reach include BeWilderwood (6 miles) Dinosaur Adventure (20 miles) and Pleasurewood Hills Theme Park (26 miles). The nearby coastline is dotted with interesting towns and villages to explore including traditional seaside fares and sandy beaches and the nearest beach with resident seals at Sea Palling is less than 6 miles away. As you approach this splendid holiday home through the wooded area you really get an immediate sense of pure tranquillity and take in the picturesque surroundings down this quiet cul de sac. You arrive and park up to the left of the property before heading through the gate and into the side door which leads into the open plan lounge/kitchen/dining area. The head chef of the group will feel at home with this well equipped kitchen which has an electric oven and hob, microwave, fridge/freezer, dishwasher and a washer/dryer. Once a light snack or a hearty meal has been lovingly prepared then serve up at the dining table which can seat up to eight guests. The lounge is a great place to relax with its large, comfortable L shaped sofa and armchair which can seat up to eight people whilst you cosy up in front of the wood burner and relax in front of the Smart TV. There are two downstairs bedrooms one being a double with an ensuite shower room with a shower and WC and the other is also a double which has use of a family bathroom with shower over bath and WC. Upstairs there is a double bedroom room with a Juliette balcony so open up the doors of a morning and enjoy your first coffee. There is also a twin room upstairs along with a family shower room and WC. All bedrooms have plenty of storage space for clothes and personal items and all have their very own Smart TV. Outside there is an enclosed garden area to the rear of the property with a table and chairs and accessed via the patio doors off from the lounge is a great decked area with low tables and chairs which provides another great spot to enjoy some drinks or dine al fresco style with loved ones. There is also an optional Lay Z Spa hot tub (optional at extra cost 200 and can be arranged directly with the owners) for guests to use which completes this truly special holiday experience, so soak those muscles of an evening and star gaze at the Norfolk skies (please note that the Lay Z Spa is only available for durations of 1 week or more). There is private off road parking for up to 3 cars. There is also a fully enclosed / fenced dog field (2 acres) with shelter, table and chairs called Tilly's meadow which is located 13 miles from the property and is available to hire at an additional cost of 10 per hour which can be arranged directly with the owners. Need to know: 4 bedrooms 3 doubles and 1 twin. 3 bathrooms 1 bathroom with shower over bath and WC, 1 shower room with shower and WC and 1 ensuite shower room with shower and WC. Electric oven and hob, fridge/freezer, microwave, dishwasher and washing machine. Smart TV in the lounge and Smart TV's in all 4 bedrooms. Wood burner (first basket of logs provided). Lay Z Spa hot tub (optional at extra cost 200 per week and can be arranged directly with the owners). Travel cot and highchair provided. Enclosed garden and decking area with table and chairs.
