In the small town of Stalham on the River Ant, forming part of the stunning Norfolk Broads, this property is a short walk from boatyards where you can hire a boat and explore the magnificent waterways full of windmills and wildlife. You are also perfectly placed to take a short drive to the coast. Visit the Blue Flag beach and grey seals at Sea Palling (4.5 miles) and Cromer with its end of the pier show and amusements just 17 miles away. Other attractions include family friendly Bewilderwood (8 miles), Norfolk Steam Railway at Sheringham (23 miles), Roarr! Dinosaur Adventure Park (23 miles) and Norwich with its stunning cathedral an array of shops and a host of culinary delights are all just 16 miles away. As you enter this wonderful home on the Broads, you arrive into the hallway which leads off to a comfortable and spacious dining room complete with a wood burner. The dining room has enough seating for up to eight guests and benefits from yet another wood burner which would provide a cosy backdrop whilst you dine with friends and family. The lounge offers four armchairs or sofa whilst you catch up on your favourite show or watch a movie on the Smart TV and a piano for the musical enthusiasts amongst you. On a warm day, open up the patio doors which have views out to the garden and river providing a blissful backdrop. The well equipped kitchen not only has a splendid AGA oven for the traditionalists but an electric oven and hob too, along with a microwave, fridge/freezer and dishwasher. Once the chef of the group has lovingly prepared a hearty meal, you can either serve up at the table and chairs in the kitchen or in the dining room. Completing the ground floor is the convenience of a double bedroom and a walk in shower room with a WC and a twin room, again with enough space for all personal items, and a family bathroom with shower over the bath and WC. Heading upstairs, you have the double room with plenty of storage space for your belongings and a bathroom with WC. Across the patio you will find a useful utility room with a washing machine, tumble dryer and an extra fridge. Heading outside, to the rear of the property you have a large lawn and patio area with garden furniture and a charcoal BBQ should you wish to sip some cocktails and dine alfresco. The garden leads directly up to the river along with your own private mooring station should you wish to hire a boat. Guests should be aware there is no boundary between the garden and the water, so children must be supervised at all times when outside. There is private off road parking for up to two cars. Need to know: 3 bedrooms 2 doubles, and 1 twin. 2 bathrooms 1 family bathroom with shower over bath and WC and 1 ground floor shower room with WC. Electric oven and hob, AGA, microwave, fridge/freezer, dishwasher. Utility with washing machine, tumble dryer and fridge. Smart TV in the lounge. Wood burner in lounge and dining room(first basket of logs provided). Large lawn and patio area with garden furniture and charcoal BBQ. Private mooring station. Off road parking for 2 cars. Beach 4 miles, shops, restaurants, and pubs within walking distance. Due to the proximity to the river and no boundaries, children must be supervised at all times when outside.
