Litcham Common offers walkers, joggers and cyclists a wonderful place to explore with 60 acres of woodland and heath with resident Dartmoor ponies roaming free. The breath taking North Norfolk coast with popular destinations such as Brancaster (24 miles), Hunstanton(25 miles), Holkham (20 miles), Wells next the Sea (17 miles) all within easy reach along with the country's largest grey seal colony at Blakeney Point just 22 miles away. Norwich, and the famous Norfolk Broads both offer a great day out and can both be reached in under 50 miles. Enter this traditional Norfolk flint cottage via the front door arriving in the cosy lounge which provides a great place to relax with loved ones on one of two comfortable leather two seater sofas perfectly placed around a Smart TV and a wood burner (first basket of logs provided) ideal for cosying up together whilst watching a film on a chilly evening. The well equipped kitchen leads off from the lounge and the designated cook among you will want for nothing with an electric oven and six ring hob, microwave, fridge/freezer and a dishwasher. For added character and ambience there is a second wood burner (first basket of logs provided) located in the kitchen. When lunch or dinner time arrives then the dining area which features a picnic style bench with seating for up to four guests is next to the kitchen along with a downstairs WC/utility room which houses a combi washer/dryer. Upstairs the master bedroom with built in wardrobes also has a double and a TV/DVD player, whereas bedroom two features a bunk bed and both bedrooms share a bathroom with a slipper bath, separate shower and WC, ideal to soak any tired legs or to revitalise your senses before heading out to explore Norfolk. Outside can be accessed via the back door and a short walk across the gravel leads into a peaceful, gated and enclosed garden area which has a large patio, gravelled outskirts with plants so a really nice spot to use the table and chairs provided to enjoy some drinks whilst soaking up the sun and ideal for those who enjoy dining al fresco style. There is off road private parking for one car accessed via a communal driveway but the parking space for the property is directly behind the property and for a second car then there is plenty of on street parking at the front of the property (subject to availability). The owners of this property are happy to accept two dogs but please note the outside enclosed garden area is a very short walk from the back of the property.
