A characterful 18th century retreat which puts you within easy reach of all the independent shops, pubs and restaurants that make this village uniquely special, this heavenly hideaway is perfect for a family, small group of friends or couples enjoying a short stay or longer holiday.

With all accommodation located on the first floor, the space is both tranquil and welcoming, ideal for discerning guests looking for a stylish, yet restorative break in Norfolk. The open plan sitting room, dining and kitchen is incredibly convenient and a great space for entertaining guests. With original windows and timbers, the aesthetic is a wonderful mixture of contemporary furnishing and original features.

For a peaceful night of rest, you have two bedrooms from which to choose, both of which have been appointed with fine, white linens, with the master with a double bed and the second bedroom with twin 3ft single beds. Both bedrooms are served by a modern shower room with a walk-in shower.

Outside, an area of grass with French bistro set is available to guests. You also have two spaces for off-road parking.

One well-behaved dog welcome (small additional charge).

Infants are welcome, but there is no travel cot or high chair at this property. Please bring your own.

    A truly beautiful stay! Thank you so much, the flat was perfect . Loved the village and local shops and cafes. Delightful walks at Holkham beach, Wells & Burnham Overy Staithe. It was a lovely experience watching the youngsters mud sliding in to the water, Hucklerberry Finn style! The Hero pub was gorgeous. Lovely food and atmosphere after a long hot day at the beach! Plumb pitching at Leith House Glamping was a real threat and met some great people. So relaxing stepping back in time. Loved 'Mela Finds' lovely local shop with super ethnic finds! Mabel's mmm sweets. Hopefully, we'll visit again!

    We spent a lovely week in 16 Ulph Place. The ideal location to explore both the coast and The Broads. Burnham Market is a delightful village with a wealth of lovely shops – do be aware of early closing time & village shop should you require essentials. We ate in a few local pubs with The Hero at Burnham Overy Staithe being by far the best. Can't fault the property
