With no house closer to Brancaster beach, offering stunning views over the salt marshes that precede it and the sea tantalisingly within reach just beyond, Saltingsgarth in Brancaster occupies one of the most sought after locations on the entire North Norfolk coast. Where else can you head out of the door on a short stroll straight onto Brancaster beach?
The ground floor is comprised of several generous rooms, many of which offer direct access into the courtyard and garden areas that surround it. The formal living space is in the drawing room, where you will find a wood burning stove, comfortable sofas, armchairs and even a grand piano. Adjacent to the drawing room you will find the garden room, where you can enjoy access to the lawned garden. With a sofa and a dartboard, this room provides a tranquil spot to relax and take in the special surroundings. The heart of the home lies within the fabulous open-plan kitchen/breakfast/sitting room area with AGA and coffee machine. Bathed in natural light from the partly glazed roof and French doors leading out to the courtyard garden, this airy space is perfect for socialising and spending quality time with loved ones. Nearby a breakfast table seating six and an additional sofa and chairs complete this inviting space. For relaxed evenings in, there is a cosy television room/snug adorned with a comfortable sofa, armchairs and a television plus a gas fire.
Ascending to the first floor, guests will find a long landing leading to six beautifully presented bedrooms. Two bedrooms are en-suite, with an additional family bathroom and a further shower room. Four of the bedrooms feature super-king sized beds, three of which can be made into twin bedrooms upon prior request. Many offer views of the surrounding coastline, allowing guests the pleasure of waking up to the sounds and the sights of the salt marshes and the sea.
Outside, Saltingsgarth is a hidden gem situated along a quiet single track lane, accessed through a pair of high wooden gates leading to a large gravelled parking area with space for up to six cars. The extensive grounds surrounding the cottage offer various outdoor spaces to enjoy. To the east of the house, guests will find a sprawling lawned garden with a high grass bank bordering the property, providing stunning views across the salt marshes towards the beach. A croquet set is available for guests to enjoy, and there is ample room for other outdoor activities and games. The property also boasts an attractive enclosed courtyard garden stretching from south to west. This charming space offers a sheltered spot, catching the afternoon and evening sun. Guests can relax at the outdoor table and chairs or the large outdoor sofas, providing the perfect setting for entertaining and socialising. Additionally, a gas barbecue and a chuck wagon that uses wood or charcoal are available for al fresco dining. For added comfort, a studio with a sofa offers a peaceful corner to unwind.
