Located in a picturesque river valley, this repurposed farm building forms part of a holistic and eco-friendly retreat run on 90% renewables and offers the chance to enjoy nature with plenty of calming activities to get involved with, including wild swimming, woodland walks and riverside strolls – there’s even a café on the site as well as a chalk stream. Set in the rural village of West Lexham, there is plenty to discover nearby, but should you wish to travel further, why not head to the royal family’s Sandringham Estate (15 miles) or the beautiful coastal town of Wells-next-the-Sea (20 miles).

The property itself is a fabulous and inspirational space that includes a purpose-built studio and separate areas for relaxing and dining together. There is a snug and cosy sitting room with plenty of comfortable sofas to cuddle up on in front of the wood burners at either end of the room. This gives way to the impressive double ceiling height dining space with rustic furniture and plenty of space for everyone. The room is light and bright, thanks to large patio doors that lead out directly into the garden. The rest of the property consists of individual and beautifully decorated en-suite bedrooms, all of which boast unique and beautiful furniture and super-king-size beds so they’re ideal for a lazy morning lie in. All beds are zip-and-links that can be made up as twin beds on request.

The outside space at this property is also wonderful. Guests have their own private lawn surrounded by trees with seating and fire pits and they can also enjoy 22 acres of shared space which includes a floating water meadow that is a Site of Special Scientific Interest, a chalk stream, and a beautiful on-site lake. Explore the surrounding woodland that provides a wonderful habitat for wildlife as well as encompassing all 122 species of trees and shrubs indigenous to the UK. The estate also has a kitchen garden and lots of green, open spaces, as well as the Sanctuary Garden – a restful space with plenty of seating for quiet contemplation. By night, you can toast marshmallows on the fire pits, and in summer months enjoy a dip in the naturally filtered outdoor pool. There is also a shared Orangery room with comfortable seating located on the grounds.
