Kick off your shoes and remove any coats as you enter into the handy porchway space that welcomes you at the front of the property. Moving further inside, be charmed by the contemporary décor of the open-plan living space where you can look forward to spending time when you're not exploring your wonderful surroundings. Tucked away in the corner of the sociable space is a well-designed kitchen, fully equipped with all of the essential amenities to entice any budding chef. Uncork a bottle of wine and tuck-in to a romantic meal for two at the nearby dining table before venturing outside to the patio to finish your drinks in the evening sun. At the end of an action-packed day, flick on the TV and snuggle up with your better half on the sofa as the woodburning stove crackles nearby. As the day draws to night, catch your rest in the sumptuous double bedroom, beautifully-appointed with a boutique, art-deco interior and adjoined with a stylish en-suite shower room. A short walk from your doorstep will bring you into the heart of the peaceful village of North Elmham, where you can start your day with a hearty breakfast at the local tea room, or end a day of adventure with a spot of pub grub and a crisp pint at one of two country pubs, including the nearby Pub of the Year, the Brisley Bell.     Some facility for recycling items would be good. We had a problem finding the cottage, a sign on the wall outside the gates would be a benefit. It's a shame there isn't a bigger window so you can see the garden while sitting inside! It seemed odd to us that the owner didn't come and say hello!

    The issue was with the cottage which was supposed to be 5 stars. Although much was right, what dominated our long weekend was a broken toilet with absolutely no interest nor response from the owners, who live a stone throw away. I did not expect to have to try and flush a toilet with a pan of water every time, and the cistern made a continual noise of rushing water, and leaked over the bathroom floor: I sent videos etc too. The owners had sorted out a broken fridge the day we arrived and had a small worktop fridge available, which was helpful but again, not what was expected. Also other maintenance issues, blown bulbs etc. this was our first Sykes booking, and I will not be making another based upon this experience. Very disappointing start to the year and I would like a refund please.

    The village is quite small but is in a good location for getting to other attractions. Visited some lovely sights during our visit and the welcome pack had lots of really useful information and pointers in where to visit. Had slight issue with the heating which Paul came round and sorted for us. In the main the cottage was lovely and clean but there were cobwebs and dirt on the base of the bed which I felt could've been cleaned. I know its an old building and the cobwebs could come back but they could've been cleaned first. The only other thing is that whilst the kitchen area is well equipped there are 2 small things which could be of use-mid size glass as its either a tankard or very small glass and maybe some pasta sized bowls. otherwise really lovely accommodation and would recommend
