Roger Ground Cottage is in an wonderful, elevated position in the small hamlet of Roger Ground, only a short walk from Hawkshead (either across the fields or down the lane). This delightful, lakeland cottage has been sympathetically refurbished to create a welcoming home from home with stunning views across Esthwaite Water to Claife Heights and beyond. This lovely cottage is new for Spring 2015 and offers all modern comforts combined with many original features such as beams, fireplaces and heavy oak doors...we are sure it will soon become a firm favourite with Hideaways guests.
From the little covered porch you step back in time as you enter into the coziest of sitting rooms. Beamed ceilings combine with deep leather sofas focused around the slate fireplace with woodburning stove give a warm and inviting room. There is a flatscreen TV with Sky Freeview and DVD.

Off the sitting room is the separate dining room with good quality furniture. unusual open fire and a wonderful old rocking horse. The owners have taken great care in designing a very well equipped kitchen off the lounge with access out to the front of the cottage. This shaker style kitchen is well equipped with electric oven and hob, dishwasher, fridge and microwave (freezer, washing machine and tumble dryer and useful downstairs wc are located in utility room) accessed from the dining room. This valuable room offers a useful storage for wet clothes and boots. The curved staircase leads up to the spacious landing.

Upstairs the two bedrooms are both quite charming. The master bedroom has a stylish en-suite shower room with basin and wc and with lovely lake views and pretty coordinated fabrics . The delightful old oak "his and her" doors which lead into this room still have the original wooden latches. There is a further pretty, spacious twin room with zip link beds which can be made up as a superking bed if requested. This dual aspect room has the original inset fire and vanity wash hand basin and when combined with antique furniture and coordinated fabrics the owners have created a lovely room. The bathroom has bath, wash basin and WC. The property has central heating as well as the 2 fires making it ideal for holidays at any time of year.
Infront of the cottage there is patio furniture and chiminea - a perfect place to soak up the view and maybe keep a look out for the ospreys that visit Esthwaite Water. Stone steps lead down to a small lawned area with shrubs. Stone steps continue down to the private parking area for cottage guests with space for 2 cars. There is access directly to the front of the cottage via a smalll lane (leading to a cul-de-sac) for loading. There is a outside tap and hose for muddy paws !

As this property is new to holiday letting it offers plenty of availability for 2015 but we are sure this will quickly become a firm favorite.
