The sitting room is lovely and spacious, with a cosy open fireplace, traditional beams and plenty of comfortable seating. The separate dining room has French doors leading out to the really pretty garden and the fully equipped modern kitchen opens out onto a conservatory - the perfect spot for a glass of wine or a craft beer at the end of a busy day in the Lakes. There are wood floors everywhere, making it ideal for dogs. Upstairs are three bedrooms, a double bedroom with TV and en-suite shower room with hand basin and WC, a twin bedroom, also with en-suite shower room with hand basin and WC, and a children's twin bedroom. There's also a fabulous boutique-style family bathroom, with a claw foot freestanding roll top bath, hand basin and WC.

Step out from the conservatory and you're in a picture perfect enclosed cottage garden with views over the open countryside - it's perfect for children and dogs to roam freely. To the front of the cottage, there's off road parking for two cars.

You can walk across the picturesque village green to the local pub, or take a short drive to the lively little village of Pooley Bridge, which sits right on the shores of Ullswater. For shopping, bars and restaurants, Penrith is just a 10 minute drive away, as is Lowther castle and its wonderful gardens and the Rheghed Visitor and Discovery Centre.

Take the scenic 20 minute drive to the beautiful market town of Keswick, or enjoy the beauties of the Kirkstone Pass as you visit all the family attractions of Windermere and the retail parks at Kendal. With a swimming pool and cinema nearby and fell walks virtually on the doorstep, there's plenty for all the family to enjoy.

The picturesque village of Pooley Bridge sits on the northerly edge of Lake Ullswater in the Lake District National Park. The name Pooley came to be due to the forming of a large pool, which was left by the fast flowing River Eamont, and the word Bridge was later added when a bridge, which is now 250 years old, was built over the river. Pooley Bridge has many traditional inns and tempting tea rooms, plus the Ullswater Steamers depart from the village, from where a tranquil cruise down the lake to the villages of Glenridding and Howtown can be enjoyed.. Pooley Bridge is an ideal base for a cottage holiday stay in the stunning Lake District.

    However very clean. Well positioned for day trips out! Pub a few yards away was nice too.

    Sykes phoned later and boiler needed a specialist engineer and they couldn’t confirm if one would come. On Tuesday Sykes phoned no engineer but they offered another property at no extra cost I was happy to spend Tuesday (afternoon by this time) packing, cleaning and unpacking loosing half a day! The engineer appeared on Wednesday afternoon did a temp fix saying the boiler needed parts and don’t change the settings as it won’t work again. So we had limited hot water for the last two days of the holiday and the owner thought we were being unreasonable not moving. They offered a MAX of 5% refund which we thought was very bad show! Would we recommend no aside from the boiler it wasn’t cleaned properly either!
