Situated on a smallholding of 7.5 acres, this first floor barn conversion makes a lovely relaxing holiday base for exploring this area of Monmouthshire. Being right on the Welsh border  and just 1 hours drive from Cardiff ,this cottage is also ideal for venturing into England. 

The Monnow Valley walk stretches from Hay on Wye to Monmouth and can easily be split into 4 days walking. 

The Tregate Bridge is close-by and worth a visit as of course are the many lovely towns in the area including Monmouth, Chepstow, Ross- on- Wye, Hereford, Abergavenny and castles in Raglan, Skenfrith and Grosmont. 

There are numerous championship golf courses in the area including The Rolls, St Pierre and Celtic Manor.  There are many restaurants including The Bell at Skenfrith an award winning country inn, which is a 20 minute drive away along the River Monrow, and a 40 minute drive to the famous Walnut Tree restaurant.

First Floor.

A flight of internal stairs lead to the landing and through to the open plan Living, Kitchen & Dining Room.

The small kitchen area has a range of basic units incorporating an electric cooker, microwave oven, toaster, kettle etc.

There is space in the owner's freezer (in an accessible room).

The sitting area has a comfortable sofa and a chair, coffee table and a TV with DVD player.

The dining area has a table with L shaped bench and two chairs.

The bedroom has a double bed, bedside shelf and chest, built in wardrobe, chest of drawers and mirror. The bed will be made up with fresh linen for your arrival.

The bathroom has a suite of bath, shower over the bath WC and wash basin.

Garden and ParkingThe owner has a total of 7.5 acres of pasture on which her 3 horses and 4 sheep graze and you are welcome to explore, subject to the animals grazing. 

There is an attractive stone terrace with a built in barbecue and table and chairs. 

Just beyond the terrace is a large lawned area with mature trees and shrubs for guests' exclusive use. 

There is parking space for two cars.

Other Information.The Barn has oil fired central heating and hot water. There is a winter fuel charge of £20 from October to April.  Please leave your payment at the property.  Electricity is included.

A travel cot and high chair can be made available. 

Towels are included.

No smoking.

No pets.
