With a tumbling stream at the side of the property the soothing sounds of the river, stream and local wildlife are a constant sound track in this most idyllic of settings.

Part of the original 19th century wood mill that historically provided much of the timber for the whole of the Exmoor area, the house has been recently renovated to modern standards with contemporary furnishings throughout whilst keeping much of the original character including feature beams, original wooden floors and fireplaces. The front door opens into an entrance hall. At the front of the property an attractive and spacious living room with large floor to ceiling French windows offering views across the garden towards the river. An additional cosy living room with two small sofas, a woodburner in a stone inglenook and CD , hi fi is ideal for enjoying quiet relaxation. A large separate dining room overlooks the front of the property and the very spacious and well equipped modern kitchen also offers a smaller dining area ideal for breakfast on the go. With 5 bedrooms available on the first floor, many with river and valley views and ample bathroom facilities this attractive house offers plenty of space for enjoying time together with family and friends and is a wonderful rural retreat no matter what the time of the year. Mature gardens at the front and side of the property offer plenty of space to sit and commune with nature and enjoy a glass of wine or alfresco dining. Visitors are welcome to explore the grounds that include wooded hillsides and a private wooden footbridge to a water wheel and former mill building (care should be taken with young children). Surrounded by the splendour of Exmoor, the property is just a short walk from an award winning local inn where meals can be enjoyed. Footpaths offering truly inspiring walks along the river, over wooded valleys and towards the sea can be directly accessed from the grounds and many famous beauty spots including Watersmeet, Porlock Weir and the twin coastal villages of Lynton & Lynmouth with their famous cliff railway are all within a short scenic drive.
