This impressive family holiday home is located in Fremington, a village near Instow on the North Devon coast. Enjoy the best of both worlds with both countryside and estuary views.

A wonderful location near golden sandy beaches, dunes, quaint village shops, galleries, pubs and excellent restaurants. There are places to eat and drink within walking distance, and many more just a short drive away. The famous Tarka Trail is on the doorstep, perfect for walkers and cyclists following the estuary towards Bideford or Barnstaple and Braunton beyond. The Fremington Quay café is a delightful attraction within 10 minutes walking distance through a woodland next to a stream. The café is renowned for its excellent breakfasts, lunches and cream teas and bike hire. Explore nearby attractions including Tapeley Park, The Big Sheep, Milky Way, National Trust Arlington Court, or jump on board The Oldenburg for day trips to Lundy Island.

With its warm and welcoming interior this is a real gem, a true home away from home. There are 4 bedrooms sleeping 7 people in beds, and a further 4 people can be accommodated using two quality leather sofa beds.

A real highlight of the property is the wonderful summer house in the garden complete with chiminea and indoor/outdoor furniture. WiFi internet access is provided and two dogs are very welcome at no additional charge.

living areas

This wonderful home benefits from two separate living rooms, seating 5 people in each.

The first living room has original pine floorboards, a double leather sofa bed, leather bean bags, a cosy wood burner (logs supplied), 1,000 year old chestnut mantle piece, flatscreen TV with Sky TV, surround-sound DVD player, iPod and CD player, books, extensive DVD selection, box sets and CDs.

The second living space is a welcoming snug with antique pine flooring, adjacent to the large open-plan kitchen/dining area. There is a second large wood burner with logs, a 600 year old chestnut mantelpiece, double leather sofa, bean bags, flatscreen TV for DVDs or Amazon fire stick, and a PlayStation 3 with a good selection of games - great for rainy days!

kitchen

Large open plan kitchen/dining area next to the snug and an attached garden room. The large oak dining table seats 8 people and extends to seat up to 12 comfortably. A high chair is provided. Next to the dining area is a second wood burner with a 600 year old chestnut mantle piece. There is an iPod/blue tooth sound system and a cupboard with a great selection of over 20 board games.

The kitchen itself overlooks the rear garden, with bespoke oak units, a granite worktop and a lemon marble tiled floor. Appliances include a double oven, gas hob, fridge/freezer, dishwasher, washing machine, tumble dryer, nutrition blender, kettle, toaster, cafetiere, as well as an excellent supply of kitchen utensils, cutlery, crockery, pots and pans.

bedrooms

Bedroom 1: Double bedroom with large en suite bathroom. Furniture includes a leather sofa, TV for DVDs/Amazon fire stick, an oak dressing table, mirror and stool, oak bedside table and lamp. There are beautiful views over the countryside and nearby play park.

Bedroom 2: Double bedroom with original pine flooring, oak dressing table, mirror, wardrobe, bedside table, chest of drawers and lovely views over the estuary.

Bedroom 3: Downstairs double bedroom with antique pine floorboards, oak dressing table, oak wardrobe, chest of drawers, lamp and large wall mirror.

Bedroom 4: Single bedroom, original pine floorboards, dressing table, wardrobe, chest of drawers, bedside table, and a CD/iPod stereo.

There are two leather sofa beds. The first is a double click-clack leather sofa outside of the downstairs double bedroom. The second is a double leather sofa bed in the living room.

bathrooms

Bathroom 1: En suite bathroom to Bedroom 1. An opulent bathroom with his and her black marble basins, a large built-in bath, oak vanity unit, large wall mounted mirrors, heated towel rail and a WC.

Bathroom 2: Family shower room with travertine tiled flooring, Mira high powered remote control shower with large rain head and attached secondary hose with 4 settings, low profile pedestal, hand basin and WC.

Bath towels are provided.

outdoors

Outside there is a real treat - an impressive insulated Dunster summer house with double glazing and a double doorway. A wonderful outdoor living space for the summer months, including modular furniture for indoor or outdoor use, a chiminea for outdoor use, an electric fire stove, coffee table and lighting.

The rear garden has a sandstone patio, two sun loungers, lawn, picnic bench seating 8, charcoal BBQ, and an additional 2 fold out chairs.

There is off-road parking on large front garden with ample space for 3-4 cars. There is additional free parking by the local shops.

The garden backs onto a public playing field with large play ground, ideal for young families. There are nearby woods for walking and a mountain bike/bmx track in the field leading to the woods. It is a short walk to Fremington Quay and the Tarka Trail cycle route. Also within a short walking distance is a mini supermarket, Post Office, excellent Chinese and Indian Restaurants (with the option to take away), award winning fish and chip shop, two local pubs, beauty salon and a doctors surgery.
