Porch for coats/boots and 2 steps up to hall; living room with TV/DVD; extremely well-equipped kitchen/dining room (dishwasher, combi-microwave, American-style fridge-freezer, induction hob/double oven, TV) with glossy white units and central island, leather sofa and long, hand-crafted oak dining table alongside full-width folding glazed door to the deck, from which steps down to lawn, privately sheltered by tall hedges and high (lockable) gate to the beach path. Alternative side access to garden via gentle slope (avoiding steps). Also on the ground-floor, three bedrooms – a double with en suite shower-room (suite), and two smart twins; family bathroom (suite plus hand-shower) and shower-room (wet-room suite), both with beautiful slate tiling. Utility room (washing machine, tumble drier) and back door to steps down to garden. 

Upstairs, all with the big glazed doors to balcony, a roomy landing/informal lounging area (beanbags, TV//DVD) and two more bedrooms – an impressive double (5’ bed) and a twin, each with wardrobe in hall outside. Fabulous limestone-tiled bathroom (suite with large bath plus hand-shower).
