The farmhouse atmosphere and the surrounding scenery have contributed to memorable stays, despite some noting areas needing maintenance.

Guests that stayed at this property said

While many guests found the property comfortable, there were mentions of cleanliness issues such as smells from sofas and crumbs under cushions, indicating room for improvement. However, these instances seem isolated rather than widespread.

The location is consistently lauded for its brilliant views and perfect setting for activities in the South Lakes. Its proximity to local attractions and the peaceful environment contribute to its high rating.

The farmhouse is frequently described as comfortable, with various living spaces and bedrooms to accommodate different preferences. However, some guests noted firm or soft beds and light issues, suggesting a slightly varied experience in comfort.

The property is well-equipped with kitchen amenities, ample bathrooms, and entertainment options like table tennis. Some guests mentioned maintenance issues such as broken taps and non-working extractor fans, which slightly detract from the overall high standard of facilities.

There is insufficient information regarding specific thoughtful touches or gifts provided by the hosts, so it is not possible to accurately assess this category. Therefore, the score is set to null.

About this property

Ulverston 3.5 miles. A detached, stone-built beautifully-restored farmhouse, brimming with character, offering outstanding views to Coniston Water and the surrounding fells. The unique elevated position of this spacious holiday home, which sits on the edge of the Lake District National Park and on the Cumbrian Way, has been lovingly restored to provide extended family groups with excellent holiday accommodation. Groffa Crag Farmhouse provides parties with three recreational sitting rooms, two kitchens, large bedrooms, fantastic estuary views and period features including fireplaces and woodburners. The converted barn area with extra kitchen and separate lounge makes the accommodation ideal for a family gathering to enjoy this beautiful area of the country. The light-filled, high-spec kitchen includes an AGA and separate electric oven as well as corian-topped worktops. A large island comes with a breakfast eating area, and there are wide, dual-aspect picture windows to take in the glorious views of the fells, coast and lake over a morning drink, whilst deciding where to explore in the days ahead. The property sits on the edge of the Lake District National Park, which offers a myriad of walks and bike paths, with Grizedale Forest just ten miles away, where ultimate adventure awaits! Head to Coniston and take a cruise across the lake on the gondola, which sails past Brentwood, the former home of artist and critic John Ruskin, and where Swallows and Amazons were also filmed. Above the bustling village of Coniston, with its cafés, shops and family-friendly pubs, sits the beautiful fell, the Old Man of Coniston, waiting for your discovery. Also, you can easily explore Windermere, with its many water activities and the World of Beatrix Potter for younger members of your group. Head the other direction for the coast and visit Ullverston, a quaint festival town with its weekly market and music, food and beer festivals at various times throughout the year. Returning back to this excellent holiday home, enjoy the view from the terrace with an evening glass of wine, relax in of the one sitting rooms in front of a toasty woodburner, or set up a family tournament of table tennis in the downstairs games room in the cellar. There’s space for everyone in this wonderful holiday home, and whatever type of Lake District holiday you seek, this is the perfect year-round base.

The ancient market town of Ulverston still holds a street market twice-weekly. Today it’s well known as a festival town with events throughout the year, including walking and art festivals in the summer months and the renowned Dickensian festival in late November. Facilities include a wide range of amenities, a cinema and a leisure centre. Whilst many Lakeland destinations have been developed beyond recognition, Ulverston still has an authentic feel and community spirit.

3 families staying together 6 adults and 6 kids and felt like there was ample room for everyone without being on top of each other. Beautiful location. Highly recommend.

Lots of room for large family to stay yet still find your own personal space. The most amazing views of the Lake District from the enormous kitchen windows with its changing views from dark and dramatic to beautiful sunshine and clear views of multiple mountain ranges. The best place I have ever stayed with a view!!! Really warm home - loads of cooking utensils and crockery - just bring large roasting dish / oven dishes if you’re planning cooking for a large number in the oven. I would definitely return again if the occasion arose that we needed such a large house to stay. Excellent.

There was certainly ample crockery, cutlery and glasses. Plenty of room for the 11 of us (also the dog) and the boot room was an excellent idea. The only downfall was the standard cleanliness in the rest of the accommodation, it being very dusty and some of the cupboards and drawers left a lot to be desired. We also had a visit from a couple of mice who chewed through some of the packaging on the food. The view made up for this as it was absolutely stunning. All this feedback has been written by my wife whose standards are generally very high
