      Lovely lodge.

      Really nicely designed and built lodge with tasteful decor throughout. Pleasing view of pond, but watch out for the hotel guests (next door) who row boats on the pond - they can see directly into your property. Ducks come and visit, but don't stay to annoy. Quality hot-tub, neatly hidden out of view of other guests; watch shooting stars and milk way on a clear night. Great appliances; of special note is the oven - it's big and fast and accurate cooking; kettle also very fast. Some utensils that the lodge could have benefited from include, Pizza slicer, Ice cream scoop, sieve; but otherwise well equipped. Comfortable beds, but if you / your kids wake with daylight, be ware that the daylight gets in due to the curtains position - bring your own black-out blinds or use a towel to cover the window(s). Also be aware that the other guest lodges (which are perpendicular to this lodge) look directly on to your decking and outdoor table & chairs - and as a consequence of their position relative to yours, the sound from them carries straight to your lodge; we found this a little more intrusive than it should be, which might be mitigated by putting up trees to break the sound carrying. Other things to note is that there is no outdoor storage attached to your lodge for things like bikes - it would have benefited from secure bike storage. Finally note that there is building (construction) taking place of an additional four lodges immediately above this one - the construction was dormant whilst we were there, but presumably the owners will construct the addition lodges, and that will generate significant noise and disruption. Other than these things, we had a great stay - it is a genuinely lovely place.

      The advert is misleading.

      This isn't a private, quiet, holiday location. It's overlooked by four other properties. We had to listen to drunken idiots most evenings (it felt like a budget holiday park). The people who carry out the daily checks on the hot tub don't access it from the rear of the property (??!!), they bimble directly across the front, looking straight into the living room. A guy on a tractor turned up to mow our lawn, whilst we were trying to grab some sun and get a baby to sleep at lunchtime on our last day. The rear of the property is an absolute mess of metal fencing, as they're clearly building something. The garden furniture on the decking is very old/shoddy. One of the chairs stained my wife's t-shirt with rust. Despite the fact they have Sky at the property, they don't subscribe to any channels. As a result, on the days we were housebound, due to the weather, we couldn't even watch TV. The single beds are absolutely TINY. They're meant for children, so don't make the same mistake as us and assume that adults could sleep in them. I was insulted that after the week we had, and amount it cost, they had the audacity to leave a note instructing us to strip all the beds on the way out. I could go on, but I've made my point. I was not at all impressed considering I paid £2500 to stay at the property. It wasn't private, it wasn't relaxing, it wasn't worth the money. The owners need to be HONEST in their advertising and charge a lot less for what felt like a Butlins at times. We wouldn't stay there again if it was free.

      The lodge and the photos online bear no resemblence to the exterior of the property.

      The balcony seating area is badly in need of some cleaning. There was a pile of “dirt” on the outside table and the chairs were not usable until they had been cleaned and scrubbed by us. The bedding, towels etc were clean and fresh. However the overall cleanliness left a lot to be desired. The amount of dust, crumbs and cobwebs were not what we expected for the price that we paid. When we arrived the 1st thing my wife done was Joe down the full kitchen as there were crumbs etc and even some of the dishes still had food stuck to them. The dust in the glass on the extractor fan, I have left a message “dust me” on the top of it. This was supposed to be a break away for my wife, who is recovering from cancer and needs to ensure that everything is clean to avoid infections. The folding shower screen needs replaced as the seal at the bottom is torn away from the screen. This has resulted in “black” damp stains on the bath panel. There is a crack in the bottom of the toilet bowl in both toilets. The dust in the twin bedroom window, behind the curtain, beds and unit was really bad. The views from the lodge is fantastic and the cost of the lodge would easily be justified if the level of cleanliness was improved.

      It is very clear that the owners care with the little touches around the lodge from the robin on the kitchen blind to a wide selection of books.

      However the lodge is well loved and needs some tweaks. From reading other reviews the sofa with no legs has been that way since at least June and we visited at the end of October. It did make it unusable for us as we are in our 50’s and my knees don’t quite behave as they used to! Whilst we were there one of the legs on the other sofa broke. This was on top of a few other things we called maintenance about. They resolved everything in the afternoon we were out including getting a new sofa (with legs!). This was outstanding by the maintenance team but my counter argument would be if this could be solved so quickly reactively, why has the other sofa not been addressed in 4 months? It’s a smaller lodge but it’s really cute and it would not take a great deal to make a 3 into a 5 as it has a brilliant location on a fabulous site. The hot tub is well maintained although it is quite noisy through the night. Limefitt is a gorgeous park which is quiet but quite beautiful. The on site Pub was great and there are lots of walks to be had from your lodge. We would definitely go to the park again as it really is so lovely. However, as cute as Robin View Lodge is we would question returning to stay there.
