"Overall rating average because there could be a number of improvements which would put the score higher. First impressions were positive as it was light and bright but the cottage overall is pretty basic in decoration. The kitchen needs fixing and although there is a good microwave there are no suitable dishes to use in it. The cooker is electric which works fine but takes a while to heat up and then takes time to cool down, like all electric cookers really so a gas one might be preferable as it would be easier to control cooking times. There is plenty of cutlery, mugs, some cooking utensils so in that sense it was ok. The shower room is adequate with a reasonable shower but because the water leaks under the shower door the floor around the toilet becomes wet. There is a mat to stand on but this becomes wet also so the floor has to be wiped dry to avoid slipping. The toilet seat although not broken keeps coming loose and had to be reset and tightened a few times. Although replaced now the blind fell down whilst being pulled up to open the window because it wasn’t fitted properly at one end and it was lucky no one got injured. It wasn’t very satisfactory either that a young man turned up in the middle of the week to replace the bathroom and lounge blind saying he was to gain entry via the agent, who turned up shortly after he did. No notice had been given to us that this was going to happen and although he was allowed by us to continue, the agent left and the young man was on his own. We were upset because our understanding is that only we had access to the cottage during our stay and like everyone else I am sure, leave personal items at the premises when not needed during the day so the thought of other people being allowed entry while when we were not there beggars belief. Just as well we were in as we didn’t know these people and if anything had of gone missing we couldn’t have proved it. Surely maintenance needs to be done when the premises are empty and there are no holiday makers staying there. All this was reported to the owner and there was an apology.The beds were comfortable but unfortunately on the two single duvets the covers were of a silky type material and were not comfortable and kept slipping off the bed. One pillow case on each bed also had the same material and wasn’t nice to sleep on so had to be taken off the bed. By their request a double bed had been put in for forthcoming occupants and the two single beds taken out in one room which we were ok with however, it was noted that this bed had been kept in the shed in the garden. A bit of a concern really as all sorts of creatures can get in so who knows what was in the mattress. Only discovered this at the end of the week we were there. The wooden flooring throughout the cottage although at first sight looks good, is in fact very noisy particularly in the hallway so it’s impossible to nip to the bathroom in the night without waking others up.As said the cottage itself is pleasant and the outlook is good it’s just a pity the decor lets it down. The front garden is pretty but the back garden needs some attention although as we were out most of the day it didn’t bother us. Fantastic to see all the birds, many of which had chicks and it was fabulous to watch the parent bird feeding their young. Not something we’ve seen this close.These matters aside staying in Monifieth was a good experience and was in easy reach of our home city of Dundee. We wouldn’t be put off staying in this area again but unless the cottage was improved upon we would look elsewhere for accommodation."

"Booked this for the annual family get together for 7 of us and 2 dogs. Cottage is in a fantastic location next to the river with views across the countryside. It's very modern inside with loads of space for us all and we loved the open plan ground floor with the bi-folding doors. It was very clean and warm. The owner met us on arrival and gave us a tour which was a nice touch. The furnishings are very comfy and the fire is great at night time. There is a walk along the river from the field at the back of the house which was great for the dogs as, apart from the sheep in the field at the house, the rest were fenced in. We also saw Red Kites. At night there is no light pollution so the stars look amazing.The house is perfectly situated for exploring the area. Kirriemuir is 10mins away and Forfar a little further. It took us just over half an hour to get to Lunan Bay which is a stunning beach. The Cairngorms provide the backdrop of the north view from the house and it only takes 30 - 40 mins to get to Glen Clova or Glen Doll where there are several walks, as well as access to the Cairngorm Plateau. Braemar was about 1hr and 15mins where we explored more walks and bagged a Munro. The house was perfect for us. Beautiful rural setting but close to shops and towns should we need it but likewise not far from areas where you can just spend the day walking and enjoying nature. The pub up the road does excellent food and has a steak night on Tuesdays."

"A relaxing visit. The cottage is good enough, but for the money there are others that offer much better facilities. The heating is either from the open fire, or convector heaters that cost a lot to run. The hot water is from an immersion heater. The added cost of electricity on top of the rental price is a sore point with some guests, judging from comments in the visitors book. The access road is very rough in places. Be prepared to drive in first or second gear for a mile or so! There is NO internet or mobile phone signal at the cottage. You need to drive about 5 miles, or climb up the hills nearby, to get a signal. On a positive note, if you want peace and quiet, (apart from the sheep and occasional cows) and enjoy open countryside where you don't see another person for a week, then this is the place."

"This is a superb holiday home with plenty space for up to six people staying. It is by far the quietest holiday home I have ever stayed in - with superb views across open countryside on all four sides.The pictures do not do justice - it is spotless with furniture of great quality - kitchen is modern in both units and appliances, suede leather three seater, two seater and single seater - all lazy boy style, bedrooms are big - two doubles and one twin - doubles upstairs with shared toilet/shower room.Within striking distance of walks in the Angus glens, trip down to Dundee - check out the V&A museum just opened, or even a bit further to enjoy St Andrews.Staying here was a joy - on the working Lour farm - peaceful, quiet, well-presented and spacious - highly recommended."

"Wonderful size property with lots of room to spread out. Lovely features such as original fire places, sash windows and a wonderful staircase. Billiard room kept many occupied in the evenings whilst others enjoyed the peace of the drawing room. All bedrooms have their own en-suite (baths with showers over), these are spacious and all in our party of 10 slept well. As there is no pub within walking distance,the Bar had plenty of use, it's generously equipped with plenty of fridge space. The grounds are beautiful with plenty of areas for kids to play and explore. We used the external caterers recommended the owner for a 50th Birthday celebration. We would highly recommend these to anyone looking to have a special meal during their stay."
