"All the cottages that we have booked have exceeded expectations and we have always highly recommended them and even returned to a few. It is just unfortunate that this particular cottage under performed in a few key areas. Lovely quaint cottage in a lovely area close to main roads giving quick access to areas and towns of interest. However, whilst the bedrooms were comfortable and roomy with lots of towels and storage space, the kitchen, bathroom and lounge were a real disappointment. Starting with the kitchen, a massive range cooker and 2 butler sinks took up most of the space that could of been used for a work surface added to this a dishwasher and fridge that were not under a work surface then the only preparation space was in the corner. A huge welsh dresser adorned a 3rd wall but 2 shelves had christmas lights draped over them so was no use for anything. A massive fold down table with fold up chairs took up the 4th wall and would have taken up any spare floor space if put up to eat at. A fridge freezer took up all the space in the porch which could of been used for shoes and coats, there is nowhere else to put them, So they spent the holiday thrown under and on the leaning tower of fold up chairs. In the bathroom the floor was covered with 5 bits of carpet and bath mats making the room look and feel messy. The lounge is tiny. With a wood burner jutting out into the room the potential for warm and cosy has been lost to the largest white 3, 2 and 1 seater sofas that I have ever seen, all covered in white throws that immediately look a mess as soon as you sit on them. The addition of a further 7 throws and 17, yes 17, cushions and the room becomes a minefield to navigate, as you squeeze around and between soft furnishings. This beautiful cottage has the potential to be an absolute gem as a holiday let but with small windows festooned with swags that block out a lot of natural light the kitchen and lounge feel gloomy and dark. The gloomy feeling continues when you see the cobwebs and layers of dust on areas such as the hall lampshade and top of shower. I presume that the owner lived in the house until deciding to rent it out and as a home to 1 or 2 people the cottage probably works fine but if it is to become a successful holiday let, with up to 4 people staying at a time, the owner needs to look at the property with fresh eyes and lose the oversized furniture and excess soft furnishings."

"The house and location are fine. The problem we had was with support when something went wrong and the owner, who was abroad, refused to address the problems quickly.It was worrying when we read the notes and found that the key holder is difficult and we should contact the caretaker if having trouble. No caretaker number was given. Fortunately, although I could not open the key holder my daughter could.On the Saturday the hot water stopped heating. As proved to be the case, the problem was caused by a simple thermostat setting, but the controls were locked in a cupboard to which we had no access. We called the housekeeper, (number given in folder inside), but no response. We called the owner. What annoyed us most us that he refused to send anyone out the next day. Instead he called a plumber for Monday morning. Unfortunately, the plumber could not get access because the housekeeper did not show to gain access to the cupboard. The plumber returned the next day, after the house keeper had finally opened the cupboard, and turned the thermostat up.It's a nice house and location. Just cross your fingers that nothing goes wrong.No hot water from Saturday to Tuesday, when the problem could have been resolved in a few hours if the house keeper was available."

"The house is in a good location and has good accommodation and is well equipped, however there are a few things that let it down, first the front door entry lock, was very hard to operate and if pot luck if you manage to open it first time, the keys really need to be available from the house keeper when you arrive after a long journey,the cloak room toilet seat is broken,the back door is stiff and to open, complimentary bbq coals not available after numerous times to contact the house keeper and owner,the ensuite shower door was off its runners and the shower head was taped up. also the outside bins were full of rubbish and not emptied at all during our stay.Overall the house is in a great location for the beach and exploring the area around Brighton. Which we cycled to along the sea front...it is a shame it is let down by small items and could easily be sorted out with some basic maintanace and a bit more TLC."

"A comfortable house and perfect location which we have stayed in before, but it has been treated rather poorly by some previous holiday tenants. Dishwasher parts were broken and the filter was filthy, had to wash every piece of crockery by hand. Part of the shower mechanism had been snapped off, the drain outlet in the shower needs a jolly good clean out as the water is up to your ankles in half a minute. Frying pans needed a jolly good scrubbing. I had to clean the filter on the small vacuum cleaner which was performing poorly and managed to get it working. Some minor decorating and new water sealant in one or two areas and it would be looking much better. However, we love the area as we used to live close by and we will most probably be back. We did meet Emma the cleaning lady who was very helpful and cleaned the house well."

"The cottage is old and surrounded by woodland so expect a few cobwebs, but it was very well equipped. The owner was very helpful and had prepared a lovely fire in advance of our arrival so it was warm and snug from the start. There is also a good central heating system. Bird feeders in the garden attracted loads of birds, and the cheeky squirrel who has outwitted the attempts to stop it stealing the peanuts! Lovely to watch them from the living room. Opposite are woods to explore - and great for dog walking. We didn't use the garden as the weather wasn't up to it but I can imagine it is lovely on a summer morning. The description on the site is truthful and accurate. The cottage is old and quirky but has a lovely cosy feel to it."
