"This is a fantastic house with beautiful views. Enough space for larger groups. Two large bathrooms, spacious bedrooms. Kitchen and utility room with all the trimmings, only the tap in the kitchen did not work properly and was half loose and the extractor hood did not.Minpunten are the roller blinds for the sloping windows in the bedrooms. These can be attached with a strip of Velcro in 1 bedroom but in the other something was made of kneaded rubber which did not fit, so no darkening for the windows. The double bed in this room really did not fit, just deep holes in the old mattress. The bedding was fine, however. And the other beds were fine too. Furthermore, it was noticeable that the house was equipped with cheap materials and the doors of the kitchen and conservatory did not fit well and had large gaps of half a centimeter. The stove was doing fine, by the way, so we did not have it cold. Plus is also the presence of ironing board and iron and further there was a lot of information about the omgeving aanwezig.De arrival was less, we could not find it and were telephoned by a young man who was hardly interested and us in the wrong direction sent. When we finally found it we had to get the key out of the safe with code to enter. Fine, but the house was cold and chilly, it was already dark and we did not feel very welcome, despite the bottle of apple juice, cookies and chips that were ready in the kitchen. Also a number of things did not work, we called again and the young man came within 10 minutes. But he did not know it either, we later had to invent everything ourselves, we found that a shame. Furthermore, the house can only be reached by car via a narrow bump road that leads to the main road and you can not go anywhere on foot. This is difficult when you have to let dogs out. Still, it remains a beautiful house, but it needs some tender, love and care, just"

"What a haven! We have enjoyed a much needed rest in this beautiful property. We even saw a pheasant strolling past the French doors at breakfast time! The property has been finished to an exceedingly high standard, with no skimping on the fixtures, fittings and accessories. We enjoyed doing the 7 mile Ticehurst circular walk which took in part of the walk around Bewl Water. Rye was worth a visit with some very quaint and quirky shops. Even bought a few Christmas gifts. We received a very warm welcome at The Bull, just down the road, and enjoyed a couple of delicious meals there. Thank you so much to The Anderson Family for sharing this little gem with us!"

"Baker's Farm Oast was one of the best - if not the best - RR cottage we have stayed in. The accommodation was immaculate, the setting very peaceful and the owner very friendly. Our only criticism would be the lack of a wardrobe in the double bedroom - if you are staying for two weeks, as we were, it a long time to have your clothes hanging on hooks round the walls. There is, of course, a wardrobe in the twin room, but when two friends are staying (as we were) both bedrooms are in use and it was not convenient for my friend to keep her clothes in 'my' wardrobe."

"Having already been to five “Rural Retreats” around the country we found Bakers Farm Oast to be the very best. The décor, fixtures and fittings are all so well chosen. It is such a wonderful, relaxing place to be with amazing views from every window. Tunbridge Wells and Rye are worth visiting, also we have been lucky to be able to take in the “Midwinter Fair” at Bedgebury Pinetum – really enjoyable. Great walks to Bewl Water and excellent meals at The Bull. Thank you Angela for making our stay a fantastic break."

"The Garden Cottage was the best cottage we have stayed in. The welcome from the owners and to discover that there was a pint of milk in fridge, by them, also fresh flowers in living and bedrooms, a lovely homely touch. Homemade shortbread was also provided. Location was ideal being very quiet yet so close to London by train. It was very comfortable and a very good holiday was had by us there and we would like to return at sometime in the future. We would award it maximum star rating."
