"Overall we thought the cottage was good for a party of our size, 4 adults, but would be a bit on the small size for any more. The kitchen was very small & only suitable for 1 person to use at a time. The lounge area with dining table was just adequate but we were constantly having to move the dining chairs around just to get past to the lounge area etc, which proved to be a bit annoying. With 2 more adults, or children, this would be even more difficult. The TV was positioned on a high room wide mantel shelf over the electric room heater. At this height it was difficult to view for anyone sitting on the sofas close to the end wall.The best part were the bedrooms, very large & comfortable & well furnished with very large built-in clothes storage/wardrobes. Bathrooms are small but adequate. The showers were just ok but the water pressure was erratic, running hot & cold as other bathrooms & the kitchen taps were being used.Externally the front enclosed garden area was very good, especially for us with our 3 dogs. Which was the main reason for choosing this cottage.However we did have a problem here on the first night as the lawn had been roughly mown but with the grass clippings left on the lawn. This very quickly became a problem as our dogs, & us, as we cleaned up after them, were walking the grass clippings into the lounge which meant we were constantly having to sweep them up to try to prevent them being walked upstairs into the bedrooms & bathrooms. The next morning we knocked on the owners door to ask if these clippings could be raked up, I even said I would rake them myself if a rake could be provided. I spoke to a young girl who said her mother was still in bed. All that happened was a dustpan & brush, I had also asked for, was left outside the front door but the request itself was totally ignored. We had to endure this problem for the full weekend, there was nobody around to ask on both days. On the Monday we asked the owner again & were somewhat surprised at his manner as all he gave us were a list of his problems as to how busy he was & how his mower box needed welding. He then rather reluctantly said he would get his blower out to remove the clippings, which he did very roughly, leaving them piled against the side fence.This issue came very close to spoiling our whole week. In the same vein we also had to ask for the Games Room, as advertised as being available, to be open as it was full of old furniture & un-useable. The Games Room itself is very poor consisting of a dartboard & a very old, very dirty & rickity Pool table which I had to brush the dust & debris off to use. If the Pool table was in use the dartboard was too close to be safely used. On the Wednesday some new balls & cues suddenly appeared which did not help as the table was so warped it was impossible to have a proper game. I think it pushes the boundary to describe this wooden hut as a "Games Room".Although the swimming pool was advertised as being available & the weather was nice & sunny, we did not think it wise to asked for the pool cover to be removed.In summary, the Pros' are a good location, nice bedrooms & adequate facilities, whereas the Con's are a poor unprofessional attitude from the owners, not the "can do" attitude that successful businesses need to grow & thrive. Also the value for money is also poor, we paid more for this cottage in the low season as we have paid on the previous two years for high season. A work in progress is, I hope, a true description for this business."

"We enjoyed staying at The Coach House and loved Topsham. The house was spotlessly clean and the beds very comfortable with lovely crisp bed linen. The garden and grounds are great and children would love exploring them.There was everything needed if you decided to make a meal but we ate out all week and were spoilt for choice when choosing on a venue, we tried them all and there were no disappointments, Topsham has great pubs and restaurants to choose from all only a 5/10 minute walk away from the house ,so no car needed.We hope to return and enjoy another holiday at the house."

"This is the 4th time at the Coach House. Location is exceptional. Only downside is the lower bathroom across the courtyard but the pluses outweigh that. The sittingroom/dining room/kitchen is a super welcoming room with the view...a little cramped for 8 adults but fine for 6 or some children. Beds and bedding really comfortable. Room sizes excellent. Wonderful location being so close to the station with access up and down the coast , very cheap too and dogs go free!. The goat walk is a favourite as is the bird sanctuary round the corner."

"The Coach House is in a beautiful location within walking distance of shops, pubs and restaurants in Topsham. There are also lovely walks from the property.We thought that all the bedrooms were very well appointed and the beds were exceptionally comfortable. The sitting, dining and kitchen area were also comfortable and well appointed. Our only request would be for a cafetière or coffee pot.The whole property was very warm and cosy on a cold weekend with plenty of hot water for showers etc"

"This property exceeded our hopes and expectations, helped by unbelievable April sunshine every day. The Coach House ticked all the boxes for our family of 6 adults plus 2 young granddaughters. The on-site parking was a definite bonus in the quaint but busy little town of Topsham, with it's superb eating, drinking and exercise facilities. We didn't need to use a car for the whole week, although trips to Dartmoor, Torquay added to a lovely holiday break. Thoroughly recommended."
