"The bedrooms and bathrooms in this cottage are lovely, clean and a good size, the welcome basket was also a nice touch. The living area however is awful and nothing seemed to work. We were only there a matter of minutes before the owner requested a deposit of £250 - I'm not quite sure what for, but this is a dated concept, I have stayed in a lot of cottages over the years and never have I been asked for a deposit. To be fair to him I did find this in the small print on my confirmation letter, I still didn't part with it though. No wifi is unforgiveable in this day and age. There is a sign outside that says there is no wifi talk to each other - we do talk to each other actually, we also live in the real world. No wifi would have been manageable if the house didn't appear to be cased in iron as the minute you step anywhere near you lose your signal.The TV didn't work, there was an issue with the volume, so the owner showed us how to work around this and had also provided us with another smaller TV, so the big TV had no sound but you could switch on the smaller TV to get sound, it was like living in Curry's!!! I ordered a Tesco shop, the fresh items were absolutely not going to fit into the sub-standard fridge. I opened the dishwasher and just closed it again, I wasn't going to go there, a tip to the owner though is to put some salt in it! The rugs in the living room were absolutely disgustingly filthy, I wouldn't let the kids take their shoes off. I tried to hoover up but naturally that didn't work either, even the dustpan and brush were cracked, trying to sweep up all the wasps that we had to kill was a nightmare.The hob was ok, but the oven is hideous, it's impossible to cook a meal in it because it takes so long to heat up and didn't heat properly. There were 2 tin openers neither of which worked, I mean come on you can get those in poundland! I gave up when even the scissors didn't work...The games room was ok, the kids enjoyed it, the jukebox didn't work and the kids aren't allowed in there alone, even though its just next door. There was a sign for a £20 deposit. The barbecue outside looked surprisingly clean, however there is a charge for the gas so we gave that a miss.This cottage is in the middle of nowhere, you can't walk to the pub or anywhere actually. It was massively overpriced and the living area really needs to be cleaned and updated. The cheap TVs and sub-standard fridge are testament to the complete lack of respect the owner has for his guests. If you have a disposable £250 that you're happy to hand over for no reason, and if you don't keep getting pestered for it, don't want cold milk, like wasps, don't mind filth and sticky chairs this is the place for you. I love Norfolk but I won't be coming back here and I definitely would not recommend."

"The East Wing is set in a very secluded location, offering peaceful and relaxing accommodation, which is also family-friendly and pet-friendly. The rooms are spacious and there is a large garden which is not completely fenced-off or gated, so dogs and young children need supervision. The Wing forms part of an historic farmhouse, hence it has loads of character in the form of beams and interesting nooks and crannies. The rooms are well-appointed and comfortable, especially the super kingsize bed in the main bedroom. The sitting room furniture is tasteful, comfortable and very suited to the property. The kitchen could be a little larger, but has everything you need for a holiday. The shower in the bathroom lacks water pressure, but was not a major problem. The location could benefit from signage on the narrow lanes, since we spent some time attempting to find Vale Farmhouse - the lanes have no names. It would be so straightforward to do, and it would relieve the stress after a long journey. As is to be expected there are no local amenities such as shops, etc as this cottage is in a rural location. Since we live in a small rural village, we did not expect such amenities.Overall, The East Wing has a lot of charm in a very rural location, and is relatively close to the coast and all the attractions that this part of Suffolk can offer. Ideal for families, walkers, cyclists, nature lovers, photographers, or those just wanting a lazy, relaxing time. We highly recommend it."

"The location of Wren Cottage is lovely unfortunately it was all downhill from there.Musty smell on entering cottage.Dirty and stained flooring and filthy rug.No comfortable seating.All kitchen surfaces were tacky.Crockery, cutlery, kitchen utensils and chopping boards were all dirty and some had food residue.Glass table mats and coasters were all dirty.Toaster tray was overflowing with crumbs.Cooker was dirty and stained, oven handle covered in grease.Kitchen floor was made up of unsealed bricks and was dirty and stained.Windows and frames dirty inside and out with paint peeling on windows and doors.Television is not 22” but 19” VSS and as such is small for the room.The multi fuel burner was supposed to come with initial fuel, however, this had already been used to lay a fire in the wrong part of the stove and looked to have been set alight and hastily extinguished.Welcome pack consisted of a packet of biscuits and a bottle of wine?I have only given a rating of 1 because is not possible to give zero, this was a very disappointing experience."

"the owners were very friendly and helpful,the location was brilliant for cycling and visiting norfolk and suffolk. but there is a line dividing rustic from run down, and this crossed it. no proper kitchen cupboards, shower just needed a screen instead of a plastic curtain. the bedroom patio doors were unusable as the patio was decaying and plant growth overgrowing the doors. nothing provided for the log burner, had to ask-" you wont need it "!- well that is my decision, and it did go cold at night. no information in the handbook about nearest doctor/dentist/hospital/how anything worked. archaic water boilers for the kitchen and bathroom, just needed to be on a timer. overall comment- it needed a bit of finishing work and some essential modifications, it just wasnt comfortable. we were glad the weather was good so we were outside most of the time. dont even mention spiders!!!!, but thats normal for norfolk."

"What a lovely place for an autumnal escape! Great location and a fabulously cosy and homely cottage to come back to each day. We have had some great walks from Dunwich, Walberswick, Thorpeness and Snape... thanks for providing the walking books and OS maps! We had an excellent meal at Main's Restaurant over the road and G&T's café, also in Yoxford, is great - amazing cake! The area is spoilt for choice for cosy winter pubs; we loved Eels Foot Inn at Eastbridge, the Ship at Dunwich and the Lord Nelson in Southwold... but there are many, many more! (and we did the pub quiz at White Hart in Blythburgh - it was packed! All in all a great stay. We return home well rested thanks to the comfy beds and lots of fresh air, we'd love to come back! PS. Also great Wifi compared to lots of holiday stays!"
