    "The owners have paid a lot of attention to detail in presenting this cottage to a very high standard. However, for my wife and I, in our 70's, it was the smaller details which spoilt our stay with our 9 year old dog.On entering the living room area it was lovely to see fresh flowers.When sitting down to watch TV there was a table between the chair and the TV. On the table was a vase of flowers, lovely, but I cannot see the TV as the flowers are in the way. I need to move them, where, to the large coffe table which takes up a lot of floor space. I am wonky on my legs, be very careful or you might have a breakage to pay for!The car parking space is some way from the cottage door and with a full car of luggage for a four night stay it would be considerate of the owners to move their cars which block an easier route just for 5 minutes for unloading and loading. Especially important for someone with a disability.There was not an enclosed garden as stated in the spec for this cottage but applied to the other cottage on site. An iron table and chairs are provided but we had to sit holding our dog on his lead in a very small space trying to stop the table wobbling as well while we drank a morning coffee. The traffic noise from the nearby A12 was very intrusive to spending a quiet peaceful time in the garden.The bed was very very comfortable and we slept very well. However, at 6am loud local traffic noise from the road outside starts and continues until around 8.30am. The bedroom has one window. This opens 4 metres away from the backdoor of the owners cottage. Any coming and going by the owners or visitors was very close to us in the bedroom and we could hear every word spoken.The road outside the cottage does not have any pavements so in our opinion it was not safe to walk with a dog let alone without one. During our stay I did not see anybody walking in the road but visitors to this cottage will be wanting to walk their dogs and will need to use their car.We had booked for four nights but left after three feeling very disappointed."

    "While we enjoyed our time at S18055, we were surprised and disappointed that the cottage didn't meet the 4* (excellent standard throughout) rating in the listing. It appears that the house and garden get minimal maintenance and both need considerable attention.It certainly wasn't in the sort of shape we expected given the price. Looking at the reviews for this property we aren't the only ones to comment on a lack of cleanliness, both generally and specifically in the kitchen. We appreciate that keeping a large place spotless between guests is a challenge, however:- the open area between the bridge and the road was blocked by skips, building materials, cars, trailers as well as the bins for most of the week - when we arrived the house smelled stale, it hadn't been aired before we arrived and felt as if it hadn't been used for some time- a number of dishes in the cupboards were not clean- there were lots of spiders and a number of cobwebs in the upper corners were several weeks old- the dirt on the radiators in our bathroom was easily removed with a wet cloth so just hadn't been wiped all season- the french windows to the sitting room were barely functional and had to be closed by two people to get them to shut- the instructions in the cottage are considerably out of date: for instance the bottle bank in Stoke by Nayland has not been there for a number of years.- the garden is so overgrown in places that it prevented light from getting into the rooms (esp. the dining room, unlike the picture in the listing where the sun is pouring through that window)- the lack of maintenance in the garden reduced our access and enjoyment of both the river and the pond- a guy arrived well before 10am on morning we were leaving to cut the grass"

    "We loved every minute of our stay here! The owners who live next door were very welcoming, helpful but unobtrusive. In the huge fridge they had left us the cutest kilner bottle of milk which was a thoughtful touch and on the dining table a complimentary bottle of Prosecco and a Chocolate Easter bunny which was another welcome surprise that we enjoyed! The cottage is cosy and charmingly decorated and very well equipped, we even got to make use of the barbecue on the back patio. It really felt like a 'home from home'. What was great for us was that our dog was welcome too and got his very own complimentary doggy treat and dog food water bowls were also provided. There is a big orchard at the back of the cottage which we could walk the dog in and also lots of public footpaths nearby. The cottage was easy to find and there is a community shop nearby in Langham. Langham is also home to a fabulous pub called The Shepherd which we went to often. The staff there are really friendly and the recently renovated interior is stylish and modern whilst still being cosy. They served great food and also allows dogs in the bar area which was also just perfect for us. We hope to be able to go back very soon."

    "Really impressed with all the little things that were supplied, like the welcome hamper, dishwasher tabs, hand wash, even a towel and poo bags for our dog . It was like staying in a home from home. There were lovely walks to take the dog and a big field to let him run off the lead. The facilities (pool, bar-b-que and games rooms) were great and the photos on the website do not do it justice. The pool room is particularly good and we made the most of it over our weekend. The village is really pretty and I'd recommend the Bell Inn for a meal, which welcomes dogs. The Castle is a short walk, but we went via the footpaths through the lovely woods and fields. It would have been great to go on the steam trains, but we had a wedding to attend, 10 minutes down the road at Gosfield House, so ran out of time."

    "The cottage could have been cleaner - the fridge and oven needed some attention. Also, the handles on the kitchen units were greasy and I had to wipe the bath and shower tray in one of the bathrooms before use. The cottage was very warm and cosy and the location can't be faulted, although the access to the property is tricky for anyone who has accessibility issues and you need to be prepared to park on the road if you have anything other than a small car - as the garage is tight. In the garden foliage does need cutting back to allow more light into and to make the most of the waterfront views from some of the rooms. The garden furniture and railing along the towpath are also in need of some attention. The cottage could be perfect with these issues addressed."
