"Even though we knew from the website photos that this cottage looked nice we didn't realise how beautiful it was when we arrived. The location has lovely views across the Conwy Valley to the mountains of Carnedd Llewelyn and beyond.The location is actually very good as you can get to Conway, Llandudno and the north coast easily, Snowdonia is 20 minutes away, Betws-y-Coed 10 minutes, west coast and Anglesea easily achievable within an hour. Beautiful Bodnant Gardens are within a couple of miles and a lovely farm shop & restaurant is not too far from the cottage either. There are some fantastic places to eat within 10 minutes drive radius. Lllanwrst is also a nice town to visit and for walks along the Conwy river.The quality of the cottage is superb with oak flooring in the kitchen, beautiful soft carpet in the living and bed rooms, a fantastic contemporary bathroom with a quality bath and shower, c/w underfloor heating.There's a log stove for those cosy nights in c/w enough logs to get you going for at least a couple of nights and plenty more logs are available from the owners log store, which they'll ask you to pay a small fee based upon an honesty system. We stayed for 4 nights in February and I used another basket that's all.Even without the stove, you won't be cold as there is a modern central heating system that really warms the place up with easy to use controls.The kitchen is equipped with a full height fridge freezer, dishwasher and washer/dryer all integrated. I couldn't find anything lacking in the utensils department, and my wife and I do quite a lot of cooking from scratch.The living room has comfortable clean furniture and a modern large format Netflix enabled TV. The bedroom is spacious and has the most comfortable super king size bed I've ever slept in, there's also another large format TV mounted on the wall here too.The cleanliness of this place is outstanding, and you feel like you're the first people in - it just smells so new, and the towels, bed linen, pillows seem like they've been bought new. The general cleanliness of the building, the carpets, bathroom, kitchen is of the highest standard we've ever come across. It gives you the impression that the owners take their business seriously and want people to enjoy their stay.There are 22 acres of land, with ponds and lakes all of which are available for guests use, which you'll find in the information pack along with a comprehensive list of things to do and places to eat.The owners (Andy & Jo) themselves are a lovely couple, they rang us the night before we set off to ensure that we knew where we were going, how to get there, how to contact them if need be and even sent us a WhatsApp pin on a map to tell us exactly where we were going! Andy popped over once we'd settled in just to run us through the basics of the cottage. They seem to know how to treat their guests because they were so unobtrusive, and yet we had the impression they would be so attentive if anything was needed. On a last note, we have been many places in the UK and the world in private s/c accomodation, and while we've (luckily) never had a bad place I'd put this experience in my top 5, and it would be no.1 in the UK.Thanks to Jo and Andy, for being such excellent hosts - you've nailed it!"

"Off the Network Away from it AllThis holiday cottage sits in splendid isolation across the yard from the main farmhouse. Entrance door leads to kitchen diner sitting room. Kitchen has under counter fridge, microwave, oven and hob plus kettle and toaster. There is access to a washing machine in an adjacent building if required. Whilst all requirements foŕ crockery, glassware, cutlery and kitchen ware are provided there is little space left for storage of anything you might have bought or brought with you.Sitting area has an aging Queen Anne style three piece suite, a small breakfast bar the only dining area. In addition to a television there is also a wood burner to supplement the under floor, central heating in more inclement times. Small step down to toilet and shower also good size double bedroom.Stairs to twin bedded eaves space. Sleeping under the beams, heavy weather is more apparent than might otherwise be the case.In keeping with the kitchen the rest of the cottage has little storage space, only a large wardrobe space and three drawer chest in the main bedroom and a wardrobe with drawer upstairs, small three drawer bedside unit. There are a number of low level chubby holes but these are are hardly useable. There is a sheltered patio seating area to the rear of the property.Having said the property is on a working farm we never saw and heard little activity near the cottage during our stay.Whilst generally well presented, given previous reviews the cottage was not as clean as expected especially kitchen areas. Beds and bedding ok, with provided bed linen and two very fluffy but ineffective towels for each guest. There are also soaps and washing up liquids. Owners also thoughtfully provide a torch.Given the remote location and thickness of the walls internet and mobile phone connections are minimal. We occasionally got signal around the yard.Directions to the farm are good, don't follow the postcode, for those insistent on technology the what3words location, cities.spurted.smooth.Bring a pair of wellies if you want a tour round the farm, watch milkingLocal village also big four supermarket within 5 miles."

"We loved staying at Smithy Barn! The hosts have an amazing array of animals: dogs, horses, chickens and a cat called Nettles. All the animals were safe and friendly, so my children loved playing with them. The barn itself was a good size with everything that we needed. My only negative, which is more constructive criticism than a complaint, was that the beds do need the mattresses and slates replacing on the double beds and the hot tub needs the jets replacing, as only two had any strength to them. Towels are provided, but I'd bring extra when we go back so we can keep the provided ones for hot tub use.We would definitely go back to the farm as it was central to everything that we wanted to do and everywhere we wanted to go. Thank you so much, especially to Jeff who really made us feel like we were at home. If you are lucky enough to book a barn at the farm then you will not regret it!"

"We couldn't have been happier with Gorse Barn! It's even better than it looks in the pictures, keeping some of the original barn features but with modern touches. Even after a lovely day out we were excited to get back and enjoy a cosy evening in front of the wood burning fire watching films or doing a jigsaw puzzle. There are so many lovely walks in the surrounding area too that you're spoilt for things to do. The hosts couldn't have been more welcoming and helpful during our stay and we can't wait to book our next visit!"

"Greeted by the owner, we found this property to be very comfortable and cosy. All needs catered for including delicious cake on arrival. Oodles of hot water and central heating, wifi despite being slightly off the beaten track and location very peaceful with lovely views. A little distant from main tourist areas but no more than a half hour drive to places such as Conwy, Llandudno, Betws y Coed, etc. Local shops are in nearby Llanrwst (check out Mr Jones the butcher!!) . Would definitely recommend. "
