"There were three of us in the party including a 86 year old plus our dog. The website did not mention that the railway backed on to the property and trains ran from early morning to late evening and were very noisy. The 'lodge' and the immediate area around it was run down and a lot could have been done to improve it. All the windows were dirty including the frames inside and out. Although the kitchen had equipment very little of it matched..the cutlery was a lot to be desired and only two teaspoons. The double bed was very small with a very thin mattress...the mats in the twin room slipped and were positively dangerous..the whole lodge was dusty including the bedside lamps.beside the sofa in the lounge has clearly not been swept in months and neither had the side of the shower. Our biggest problem was the toilet which would not flush properly. One of our party helped Harry the owner for a few hours to try and clear the blockage. He left the plunger rod with us. When we informed him it was still not flushing away he said he would sort it when we had gone! leaving us to rod the toilet every time we used it. I had a bout of sickness and diarrhoea which is something I very rarely get so not pleasant for anybody and I believe caused by us having to rod a dirty toilet. The door between the bedroom and lounge doesn't shut without force..the kitchen window has a sign saying do not open because it is broken..one of the kitchen cupboard door didn't open..the oven was dirty. When we arrived we were told the battery in the remote needed replacing so we would need to do it manually..all in all very disappointed..this is not up to the standard it should be...and as a minor point the garden is not enclosed as stated and there is a sign asking you to not exercise your dog in the garden so not dog friendly really.."

"Six of us spent 3 nights from the 30th December 2018 to celebrate the New Year. The location close to Wells, Blackeney and Cley was perfect for walking. The accommodation itself was nice but lacked a few touches that would have made the stay perfect. Firstly, the underfloor heating wasnt working so we had to contact the owner to try and get this going. After searching for numerous thermostats we believe we found the right one and the heating slowly came on. The attention to cleaning could be better as there appeared to be cob webs everywhere. Now we understand with the vaulted ceilings this can be challenging, but an attempt now and then would keep on top of it. The minimum of toilet rolls and no hand soap in the main bathrooms was also disappointing. The dishwasher also didnt perform too well and we had to perform our own maintenance on it to remove a blockage in the sprayers. One of the doors on the oven also wouldnt close properly, but this was a minor issue but does need attention. Overall we had a great time. We usually do as a group and have stayed in a number of properties together. Its disappointing to see owners not making that extra bit of effort to make your stay special and welcoming. Minor points maybe, but they do make all the difference."

"the waiting rooms is a fabulous place to stay, especially if you have 2 dogs. we had a working guide dog and a retired guide dog with us and they loved the huge garden to play in. we loved the garden too as it was very secure and the location is very peaceful. the cottage itself is lovely and just the right size for 2 people with 2 dogs. very clean and looks quite new. our only grumble, if there was any at all, was the lack of cupboard space in the kitchen for our grocery shopping, but this wasn't insurmountable and didn't detract from our enjoyment of the cottage. the owners live next door in the station house and they are a lovely friendly couple. our youngest guide dog was fascinated by their young labarador pups. we didn't use the pub or the shop in the village so can't comment on those. Cawston is about 16 miles or so from the coast and not much further to Norwich so easy to venture out. we had a ride on the steam train from Sheringham to Holt and were lucky enough to meet a lovely old chap who had been a steam train driver and had actually driven his train through Cawston station when it was still working. he told us quite a few tales about it. all in all we will be back if we get the chance as it was perfect for the dogs. thank you."

"Beautiful barn conversion, quiet location, we had a lovely starter pack left for us, the bedrooms were generally comfortable and pleasant, and we had a lovely holiday, BUT...1. The kitchen was poorly equipped for a property of its size, for example only one serving spoon but a very large range of baking trays and tins -including a loaf tin, but no scales so I couldn’t have made a loaf had I wanted to!2. The dishwasher worked so poorly that most items had to be re-washed by hand - hardly in line with the property’s status as ‘luxury’3. The master bedroom was actually a mezzanine open to the downstairs living area so very noisy. It also had only one window which opened to the outside (in the bathroom), the others being internal, so the bedroom was stiflingly hot. 4. The door to the twin room would not shut so the occupants found that also to be an issue, both of noise and lack of privacy.5. There were at least five or six flies in the kitchen alone at most times, as well as elsewhere in the property. We had to purchase fly spray and fly papers to try and control them, it would have been nice if these had been supplied.We did have a good holiday but the property was listed and priced as luxury and rather fell short in that respect."

"This is a well equipped, comfortable, clean cottage but I do have mixed feelings about it. The top floor with it’s open plan kitchen, dining, living room is well equipped and very comfortable with a lovely balcony with rattan furniture and open views (nicer than the photo). The lower floor has a lovely bathroom with a large, powerful shower and bath. The 2 bedrooms are roomy with lots of storage but take some coat hangers. The main bedroom has what could be a very nice terrace but it needs attention: weeds are sprouting through the paving which is desperately in need of a jet wash. In terms of the setting, it is true that there are lovely waterside walks and a nice pub/restaurant 2 minutes away. However, the description fails to mention the boat repair and storage business that is right neck door and which has cars, boats and huge boat trailers coming and going all day long and which you have to navigate through to reach the cottage and park your car. Not quite the ‘peaceful’ setting described. We did have a good holiday there and enjoyed using the living area and the bottle of wine kindly left by the owner but overall feel it could be better and is a little overpriced."
