"Beautiful cottage renovation in a great locationThis immaculate, well-equipped semi-detached cottage has beenthoughtfully renovated with the comfort and convenience of holiday guestsin mind. We stayed over Easter (two adults, two six year olds), andwould happily stay again. Very generous landlady with a wonderfulwelcome pack.The upstairs has surprisingly good head height, and the roof veluxes,French doors off the kitchen and modern decor bring a light airy feelto the whole property. Extensive outside space with comfortableseating / dining set. Great use of available interior space withextra storage in the downstairs cloakroom and upstairs in the walk-in wardrobe. The large shower room with velux was a delight. The opulent sofa initially seemed large for the living space, but after an exhausting day at Bewilderwood it was very much appreciated! The front double bedroom has a better view over fields and the most comfortable bed, while the rear twin room overlooks neighbouring gardens and has better storage. The cottagey stairs are steep and narrow, but not at all tricky.Worth noting that this lovely little house, whilst in a pretty and serenely quiet location, is not the remote idyll that some holidaymakers may seek. It is part of a small terrace set off the main Horning / Wroxham road, somewhat reminiscent of quiet Victorian residential areas in Cambridge and Norwich. There is a pleasing sense of local community here, and neighbouring families were welcoming and considerate. This part of the Broads is great for young children and adults alike, with Hoveton Hall Gardens, Wroxham Barns and the villages of Horning and Wroxton such a short drive away, each offering lovely places to eat out. A lovely break at any time of the year."

"This is a great property. It's spacious and the stunning views throughout are brilliant. The log burner creates a lovely cosy place to relax and the furniture is great. The property could do with a some extra equipment in the kitchen such as baking trays etc. I'm not sure the saucepans are great quality as the induction hobs struggled at times.I can only comment on the condition I found it in and I'm not sure there could have been much of a changeover clean. I appreciate its a difficult property to maintain, the floor space is so vast, the windows are huge and the ceilings are very high. The windows were quite dirty, the floor was dirty and there were cobwebs everywhere. I only highlight this incase somebody other than the owners handled the changeover, they would like to know. The property could do with some extra towels, they were about 4 or 5 and dotted around the property in a few different locations. I also found 2 tea towels which again isn't a huge deal but it was a small nuance. The batteries in the remote failed with no replacements, no DVD player which would be nice, extra firelighters and kindling would be good. In general I think just some better equipment throughout would take this rating from a 7/10 to a 9. For a property this impressive if a few of these points are addressed I think it would make a huge improvement. I would definitely stay here again so the points made didn't make a big negative impact on our stay, I would just expect these things from such a great property to match its quality. Small things make a big difference."

"Fabulously modern barn conversion in a stunning hilltop location. The views were amazing! Had a wonderful weekend celebrating my 50th birthday with 4 of my closest friends. The Wash House is conveniently located for visiting Local villages and the coast. We loved venturing out as well as enjoying breakfast and dinner party’s at the house. We felt so at home and were sad to leave. Would love to return as there are still so many nearby establishments that we didn’t get to visit. The open open plan living area is a wonderful space - perfect for entertaining. Even morning coffee was an absolute joy, chatting with friends against a back drop of open fields which were alive with bunnies and pheasants and the sun streaming in through the glass facade. Any negatives? Every woman needs more storage space and mirrors, particularly when there are five of you, but to be fair, this is a holiday bolthole, not home so I don’t want to be unfairly harsh.Recommendations: lunch at Byfords in Holt and afternoon tea at The Pheasant hotel. Breakers cafe in Cromer served up a mean all day, cooked breakfast too! The Gunton Arms was lovely although we never got around to eating dinner there! Next time ?"

"Wow, what a fantastic find! A lovely and relaxing place to stay. Spotlessly clean and beautifully decorated which you can tell has been done with a lot of thought.Super fast WiFi, which the teenagers were particularly impressed with along with DVD player and nice big TV. Plenty of DVDs available too for different ages.Kitchen had everything you needed along with things you perhaps didn't expect; condiments, tea towels and foil to name just a few.A generous welcome hamper that included Prosecco, biscuits and an array of other goodies was provided on arrival. As for the homemade brownies, delicious!We all enjoyed the facilities that included the tennis court (with equipment) football goal with plenty of room for the youngsters, gym, pool table, table tennis and a fab swimming pool, which was nicely heated.We were made to feel very welcome by Debbie and Mark and even played some croquet with them one evening as well as being shown around the other holiday homes which are equally as stunning as our one.Thoroughly recommended and teenagers are already asking when we're going back. We will definitely be returning."

"A very nice cottage for a relaxing break but there's nothing in the small village other than residents so a car is a must if you are planning to go any where. Lovely garden although would have been better if properly fenced as we had a dog and could not let him roam around by himself as he could get through fence. Also a hedge row in the garden gives off some really sharpe spikes which a few of us ended up standing on which was quite painful so bit of a warning to any one with young children.There was a parasol in shed which would have been useful but was locked away. The cottage it's self was cosy but a few issues with cleanliness especially kitchen items. There was also a book to fill in about items in property requiring some attention but unfortunately the same things were reported over and over again but nothing seemed to be done about them. Having said all this we still had an enjoyable stay. Not sure it would be a place I would say I would love to return too but enjoyed the time we spent there."
